is the deal off at Potranco and 1604?
Anyone notice 200 acres for sale at the sign that is at the end of the entrance to Walmart? If you drive in to the section that the truck drivers sleep in, there is a for sale sign for 200 acres that used to be the section where all those stores including Spectrum used to go. Anyone know anything?

Is it weird that I sort of hope that it is? Just because I think the less traffic over here the better! I hope all of that stuff moves down to 151!

Last time we talked to a developer, he said all of the construction is on hold right now. So if they can't build, they're putting the properties up for sale. Doesn't mean they won't build later, though...

Endura Advisory Group has been retained by Levcor (the retail developer) to broker the parcel. Here is the listing from Endura's website.
In October of 2008, Levcor amended their plans to show that the development would open in 2010. Originally, Levcor planned to open phase one in 2009.
I have no inside info, but I will speculate that interest in the development has dramatically fallen off in conjunction with the overall economy and slide in retail business. Retailers are focusing on increasing sales and controlling costs at existing properties before expanding. Many are closing underperforming properties. And, frankly, that is smart business. The retailers who signed letters of intent with Potranco Market probably had MAC (material adverse change) clauses or other "out" clauses in their agreements - all standard clauses in business transactions.
There is an abundance of retail space available in and around the 78253 area. Just look at all of the existing vacancies in the Alamo Ranch development. Not good at all for the developer or existing retailers in the shopping center.
Time will tell. But I'm not holding my breath for the Potranco Market anytime soon. Which is too bad. We sure need some nail salons out here.

I for one am glad that it, at least, has been delayed! I was very happy when I saw the for sale sign.

Well thers an Expansion of Potranco all the way to groshenbaker into 4 lane project up for bids. So it might be in the scope for Q4 of 2009! and afer potranco they plan to do as they did for 471 two lanes wit a middle passing lane(although those are pretty dangerous but its a start) Currently TSC, or JCF (out of town companies) take the jobs, but as of now they are pretty booked.

Did you read the part where they said most of the people living in Alamo Ranch are retirees?
