I would think you'd still be responsible for yard maintenance at most duplexes, but the a/c, garbage disposal, water heater, etc. would be landlord responsibility. Luckily, grass doesn't grow much here.

There are some quiet townhomes up off Blanco (and other locations throughout town)--there you would have the best of both of your worlds. They would do yard work and inside stuff.

Oh, no matter where I live, I like to keep things neat, don't get me wrong . It's just that I've owned 2 homes here in NY and don't want a LOT of maintenance along with repairs, work and school. Keeping our options open as the budget dictates.
