Hi, My husband and I are moving back to San Antonio. We'll be working at law firms in downtown SA and we want no more than a 25-minute commute (not 25 miles, but 25 minutes). Assume that we'll be leaving our house for work at 8:00 a.m. and that we can only afford a $400,000 house. School districts aren't important. Can someone recommend maybe the best 3, 4, or 5 neighborhoods or communities or areas that are 25 minutes or less away from downtown SA with houses around $400,000?

We looked through some old threads (2006, 2007) and found some answers, but we weren't sure if traffic had gotten that much worse in the last 2-3 years. Of course, we absolutely LOVE all the new construction far far north, and we spend hours online dreaming of building our dream floor plan way out there on acreage, but we also have to keep the jobs that will be paying for the house, and after commuting a ton in our current positions in the frozen tundra (upper midwest) we just can't do the commuting anymore. Life is too short. Does anyone have any good ideas for us?

If I had to work everyday downtown, I'd probably find a place in the Alamo Heights area. While its not going to be (for the most part) new construction, the short drive would be worth it to me.

You might want to look at Lincoln Heights, which is a newer (homes less than 15 years old) area that is between Alamo Heights and Olmos Park built around a golf course and the Quarry shopping center. Besides the inner loop neighborhoods like Alamo Heights, you might also look out towards neighborhoods/subdivisions like Inwood and Vista del Norte. These are inside Loop 1604, have lots of new housing stock, and would be 25-30 minutes to downtown.

I know for sure there are other nice developments on NW Military, Wurzbach, Huebner, Blanco, etc, but I am blanking on the names right now.

Also, a quick note: $400,000 will get you a LOT of house in 90% of San Antonio. You might want to take a gander at what's available at, say, the $200K price range just to calibrate your expectations of what's available at each price range in this city. Sometimes people from other places are shocked to discover what's a $400,000 house where they come from is a $175,000 or $200,000 house here.

Check out the zip 78248. Inwood(s), Deerfield etc... all nice neighborhoods with an excellent location. Slightly older homes (15-20 years, some younger) but nice established neighborhoods w/ trees
78232 is also a good one, homes will be less expensive than 78248.

You can also look in the City of Windcrest, new homes there are being built by Legacy. It's 78239. I would also look at Oakwell Farms in the 78218. It's a 24 hr manned gated community with wonderful custom homes, they even had a few lots left. It's inside 410 near AH, and within a 15 min. drive of Downtown.

If school district isn't a problem I'd recommend Monte Vista or King William. Both historical and both very close to downtown.

Honestly, anything near 1604 (not outside 1604) in San Antonio is about a 20-25 minute drive tops to downtown. The options given are good, but I'll also throw in Shavano Park as an option. That's 78230 if I'm not mistaken. Just depending on what your tastes are like.

The Monte Vista King William area is more historic, as is Alamo Heights. The Deerfield, Inwood, Shavano Park, Windcrest area is more suburban. All good choices.
