Government Hill Subdivision?
Does anyone think this is a good or up and coming area? I'm looking to purchase a rental property here. It is on the NorthWest corner area of New Braunfels Ave. and Houston in the 78202 zip.

I'm not sure that is Government Hill. Are you saying New Braunfels Ave. and Houston Street? The HEB is on the corner of Houston St. and New Braunfels Ave. That area?
It is a good investment area for long term, but I don't think it's Government HIll.

I'm a little lost too. Houston St crosses New Braunfels near the East Side Cemetery complex. Isn't Spagetti Warehouse in that area?
I've always thought Government Hill was the back side of Fort Sam Houston just south of Mahnke Park. But I have heard of several areas that some refer to as "Government Hill".....so I may be completely wrong....but I am fairly certain it's not at Houston Street and New Braunfels.

Spaggetti warehouse is off Houston St. further west towards downtown, closer to Sunset Station area.
The cemetery complex is about 3 blocks further south on New Braunfels Ave.
I agree on where Government Hill is located...it's the south side of Fort Sam Houston and south to I 35. Broadway, east to Fort Sam. General peramiters...not specific.
I don't know what the area of Houston St. and New Baunfels ave. is called. I do think it's a good investment for long term investment. It's not going to appreciate like some areas, but it will hold steady and increase when the downtown developement begins to encrouch eastward, whick has begun...on a small scale.

And with everything planned for Fort Sam Houston, I'd say Government Hill would be a great place to invest.

Government Hill is a sleepy area that will become very popular with the construction at Fort Sam Houston. It's blocked in by the freeway and Fort Sam, edging on Broadway. that will keep the traffic low. The houses in that area are great. Alot of them need some TLC and if redone to original, they will be very valuable. It's a beautiful area.

Now that we know where Government Hill is, I don't think it would be a wise investment.
I'd say half of the area's homes need work and about a 1/4 are in seriously bad shape. If you travel around Government Hill at night, your perspective will change. Vandalism is high and the neighborhood is losing businesses. The increase at Ft Sam isn't automatic for improvement in this area. It is doubtful any of the future population will reside in this area since hardly any do now.

Government Hill today looks like what Mahncke Park looked like about 5-10 years ago. That is to say... between development at Ft. Sam and all the River North investment on Broadway, I fully expect to see most of the Government Hill neighborhood transformed into renovated, pricey urban bungalows within 5 years.
I drove that neighborhood today and called a few realtors... one nicely renovated 3/2 was listed at $369K, and right next door was a series of falling-down shacks that - once they get put on the market - will take many many thousands of dollars to bring back to their original beauty. Of course, many will skip the renovation route and just rebuild. In addition to the Broadway Lofts and the 1800, I noticed a new condo building getting ready to go up on Brahan (the same street I lived on right in a $200/mo apartment right after graduating from college...all the drug dealers and hookers up and down the block were just a bonus). Don't worry - Government Hill is in the very early stages of urban renewal, but give it 5 years and you won't recognize the neighborhood.

Killer area for rentals. You get a lot of bang for your buck down there.
