Stuebing Ranch in Stone Oak going Commercial!!!
The city and the developers (and probably the Stuebing Family) is looking for a quick passage of the rezoning of their 400 acre ranch in the heart of Stone Oak. If you count the Quarry that operates on the far eastern edge of the ranch, the proposed project would be over 600 acres turned into primarily commercial property. Thankfully they are leaving quite a bit of greenspace...but it is unfortunately not near the existing communities. The development would have commercial projects backing up to all of the surrounding Stone Oak communities. We need to fight this with a passion.
I am surprised this hasn't gotten much attention given the size and scope of this project. The last major land holding this close to 281/1604 is big news. I have a pdf of the plat - but it is too large to attach to this thread.
Basically they connect Hardy Oak as well as connect Huebner to 281 (just what 281 needs...another major stoplight.) In addition, NEISD has 26 acres dedicated to a new school in the north west corner on Hardy Oak...I would assume another elementary school. Some of the space in the center of the ranch will be multi family and the north east corner up on the bluff above the quarry will be residential. There will also be a small residential area next to the school. It looks like the Stuebing family is keeping two large tracts and one small one for homesteads.
I'm all for progress...I just don't want commercial properties so close to residential developments. And the traffic will just get worse, on all surrounding roads with more people moving in!!

Where people own land . . . they will sell it for a profit. Like it or not. At least this developer is contacting all surrounding neighborhoods that will be impacted and getting their input. I believe Stone Oak POA will do as much as possible to protect the interest of their citizens but this area is actually not in Stone Oak.
The diagram I saw connects Hardy Oak and Huebner with Sonterra Blvd, NOT 281. Protesting giving people two additional roads to use to exit Stone Oak will be a very tough sell on your part.
Everyone I have spoken to is overwhelming in favor of opening up Hardy Oak and Huebner. Me included.
FYI - The quarry will be operating for a least another 12 years. The development should look very similar to Stone Oak Parkway. Main roads will be commercial. Behind them will be residential.

are you sure this is new news?? Plans for that land have been in the works for years, but last I heard Steubing family wasn't willing to let go of the property just yet.

The fact that the Steubing heirs have hired a developer to draw up the plans and get them approved is new. Mr. Steubing is now in his 90's. The plans will be in place but nothing will occur until he passes.

I'd be fine if they'd just trench the roads thru their land and not build anything. I just want better access in/out of SO. I don't think you'll find many against cutting Hardy Oak and Huebner through as the real benefit to the rest of SO is access. However, I do think they should do more to avoid building commercial right behind existing neighborhoods. I wish they would use it all for low density residential, but nobody has asked me yet. Also, don't expect the SO POA to be on your side, they haven't shown a penchant for representing their residents recently. Don't forget that 5 of their 9 board members are developers.
How can I get my hands on the plan?

We were SO close to buying a home that backed up to Stuebing Ranch... and Hardy Oak was planned to run right next to this lot. *whew*... I am so glad our realtors talked us out of that!!!!!!
I knew it would happen... just a matter of time.

this doesn't surprise me a whole lot. I am disappointed to think of the whole thing becoming commercial due to the traffic concerns, but am only surprised they have waited this long to do it.

713-210: Always a good idea to do a little fact checking. Go to Stoneoakpoa.com and click on committees. You will find that NONE of the SO commercial board members are developers. They represent a daycare, church, hospital, bank, and insurance company if I recall.
Lauren - you were will advised by your Realtor. Everyone would be well advised to take the word "greenbelt" out of their vocabulary! In most cases it will only stay green until someone can sell it for a profit.
