So far that I have researched in the area, the NE schools are very good, but I depends on what you are looking for. According to my list, T. Oaks is a good school. Please refer is this link for more info.

Also, watch out for "Capped Schools" in the NE and N areas. New students will be buses to another cluster area. Call or look at the district websites in the area your interested in as well. Good Luck!

It is a nice area of more established, older communities. Those schools are all good. I don't think you'll have too many problems with them being capped, but only the district can tell you for sure. It is convenient to a lot of things. The traffic won't be too bad on 281 unless you're going farther north during evening rush hour.

Your information about it being an area with nice, older, established neighrborhoods helps.
Traffic doesn't worry me too much as we live north of 281/1604 now.
Just want to make sure if we buy a house there that it is a well respected area.

Shady Oaks and Lorrence Creek lie within your blue boundary. Two really nice neighborhoods.

210... I think the subdivision where the house we are looking at is San Pedro Hills Subdivision. On the Map it looks like San Pedro Hills Subdivision is smack in the middle of Lorrence Creek..

Handy IT.. We currently live in apartments off Evans Road on the East side of 281 (Encino Commons). I have zero problems with the area. However traffic isn't bad for me since I do live off Evans road and there is a light there for me to get onto 281. We would continue to live out there if we found the right house for the right price. I still think its a tad bit over priced for what you pay for (small yard etc). Don't get me wrong.. there are some beautiful houses out there with bigger lots but I just can't afford them (or am unwilling to take out a weird exotic loan to get into one).
