I was joking. However, I would say that the Royal Oaks where the "lights" are in the brick fence posts would be considered ritzy in our area.

I would agree the Royal Oaks area does seem a bit above the rest, we looked at a few homes back there when we first got here, they were nicer and a bit out of our price range.

BTW our land value remained unchanged only the house value went up.

What part of town do you live in?

You should be able to find out at bcad.org if you haven't gotten it in the mail yet.

We live on the "far westside" outside 1604 in the Villages of Westcreek, as I mentioned earlier my neighbors house down the street from me has been for sale for almost a year, and it took nearly 6 months for the house 2 doors down from me to sell. I doubt we would get much more than our appraised value if we were to sell today.

Far west and far east side of town has the slowest price appreciation. Sorry. But if it is close to market - then it is still fair.

Banker, this is a real bummer... we live in Highpoint at Westcreek. Why does this area have the slowest appreciation when it is building up practically overnight?? True, things are staying on the market longer... especially resale in our neighborhood. I agree with others that the new high school and all the retail will help. We just wanted a decent commute to Lackland. Still nothing in the mail yet as far as taxes.

At least the city didn't forget about your house. We went from years of appraisals at 81,700 to 111,000 in one year and now for 06 was at 115,690 after we fought the appraisal district. I'm sure it will go up even more this year 07.

Default Property Appraisal

My property jumped in value just over 22%. I read an article in the News and it stated by law, the Appraisal Board can't raise your value by more than 10%. So why does this happen? I live just inside 1604 at Potranco in a neighborhood that is new and the builders are about halfway done with the entire development. My difficulty with all this is that I believe I would have a very difficult time selling my home at the value my property was appraised at because someone can come into the neighborhood and get a brand new house for around the same price and possibly lower (still have to do the research). Also, the folks in our neighborhood are having a difficult time selling their homes and I believe it is because the builders are still building. Anyway, I am going to do my research and protest my valuation, even though I know eventually San Antonio will exact their pound of flesh from me. It will probably just take three or four years!!
