Thanks for all your responses!
GY2020, We have been looking online at a few houses in the Cordova Estates subdivision...is that near you? I saw that the school district is the Navarro ISD, thats the better one in Seguin right?
We did look around the Cibolo/Schertz/Selma area but it seems like the traffic on 35 is always congested around there.
I've heard nothing but good things about NB but I've never really heard much about Seguin except for thats where TLU is located and that the town is pretty sleepy and boring.

35 IS congested, but it never really bothered me unless I had to drive into SA. The commute to NB was a piece of cake.

I would say that I35 is only congested during rush hour.

I would say to just disregard traffic. It's not really that bad. I would go by this:
1. Seguin, if you are a small town person.
2. New Braunfels, if you want a busier town.

I completely agree. Seguin has had a bad reputation in the past but I think has outgrown it and is improving and has managed to keep their small town feel.
I'm partial to NB because I've lived here all my life and think its a beautiful, family friendly town. You learn to adjust your summer around tourists (what streets to avoid, what times are best to go where, and other local tidbits), and there is just so much more to do in NB, and is still ever-growing. (Parks, tourist attractions, Grocery stores, shopping, schools in both districts)... NB is growing more and more everyday.
None of the school districts really stand out one above the other in this area. If you ask a handful of people, they will probably all give you a different answer because of individual circumstances. For example, I went through the NBISD education system myself, dont have too many complaints and think I got a great education, but personally would put my children through Comal ISD because of personal opinions I have obtained throughout the years. I also know people who love Navarro and some who will tell you to avoid Seguin school districts at all costs. The more research and people you talk to, you'll start to get a feel for what suits your child and family best. (Or you may just get more confused and frustrated
No matter what you choose, you will have negative and positive so just go with what fits your budget, personality and family. Its a great area to be in and no matter what you're close to everything from Austin to San Antonio.

Since I lived in Seguin growing up and still have a lot of family I visit there regularly, I'd say New Braunfels is better. Seguin still has a crime problem, imo.

GY2020, your animals are so cute! We went and drove around Cordova Estates and honestly I wasn't impressed. If the house we were looking at was in another area I would have loved it but I just didnt rub me the right way.
We found a house in New Braunfels that we will be seeing tomorrow and 3 in Cibolo in the Northcliff area so hopefully that will go well.

The houses in Northcliffe are nice, they are older though, not sure if that matters to you. I thought they were more unique and larger than the new homes that are going up every 2 seconds in Cibolo. They used to have a bad water main break issue but supposedly they have replaced a lot of the lines. Good luck and let us know how it goes!
We lived in Cibolo North which is a much smaller and older neighborhood, but we loved it!
