It would probably be 385,000 if it was a few blocks west and in AHISD and Terrell Hills, instead of San Antonio and NEISD-Whilshire

Correct, sir. Also, it's the VERY last house on Morningside, right next to Harry Wurzbach and an old junky apartment complex - which is the reason why I didn't buy. But if that apartment complex ever gets torn down and some condos get thrown up, which could easily happen given the Terrell Hills explosion, the property value would shoot up overnight. I actually thought about buying it as a rental house, then just sitting on it and biding my time (but I'm still a bit apprehensive about a real estate crash, which may never hit San Antonio, but still, it's a concern). Great TH starter though, if you don't have kids and don't really care much about school districts, etc.

If it was NEISD-Northwood that would be alot better, you could do school choice to Northwood. Harry Wurzbach like Austin Highway is just waiting to be redone, when that starts property value will zoom.

I often debate this very topic with my neighbors/family. Harry Wurzbach, at least down where I am (Burr and Harry), is pretty barren, and pretty much only travelled by military folks from Fort Sam (and a few folks from the neighborhood). Rittiman and Harry is pretty junky IMO, and I really wonder if that area from Rittiman to Burr will every really pick up? Man, I hope so. What are your thoughts?

i called the realtor today and was told the house had been sold. i guess you have to move quickly.

Wow, I'm shocked, that house sat on the market for at least 6 months, if not longer, last time out (granted, it was originally listed at 219K). But you know, contracts fall through all the time (there were 2 contracts in a row on the house I just bought, both fell apart for unknown reasons). Man, I REALLY hope someone who digs the mid-century style buys it, that place is way cool.

Oh yeah, btw, a nice lil' 50's ranch just popped up for sale in Bel Meade (where I live), it's not really Mid-Century Modern per se, but it has some definate MCM elements, and it's a great 50's ranch-y neighborhood that's gaining momentum (it's comparable to Northwood/Oak Park in my mind), as we're basically 5 feet outside the Terrell Hills city limits, and about 1 minute away from HEB Central (1.8 miles to be exact), AND we don't pay the insane property taxes (we're not in the AHISD). We also boast 3 O'Neil Fords and 1 Milton Ryan, so we have a touch of mid-century pedigree. Anyway, the price ain't too bad, that's for sure. One weird thing about this neighborhood though, one house goes in 5 minutes for 400K, then the house next door sits for 6 months at 185...I don't get it?
