I have seen this posted before and wanted to clarify that the AHISD taxes are not "insane". For year 2007 taxes, a quick check of Bel Meade shows that it is in SAISD which has a school property tax rate of 1.579% and a total tax rate of 2.822%. AHISD has a school tax rate of 1.486% and a total tax rate of 2.788%. You are paying more taxes for SAISD!

Yes, but you pay a 200K premium for AHISD so you end up paying alot more in taxes.

Technically, although in SAISD you're paying a higher tax rate than AHISD, you're actually paying more taxes in AHISD as the property values are higher.

Just saw that it's still listed as active on the website, probably fell through. I believe this pad is known as "the Seagle House," a maybe though, as a Ryan house pictured in 1985 issue of Texas Architect has a VERY similar enclosed patio design, but it's a pic taken when the house was brand spankin' new, and the patio in the MLS listing looks pretty ragged, so its tough to tell 100%. At least though, if it is the same place, the future buyer has an idea on how to restore to the original look if desired. I'd post the pic, but my scanner is screwed up.

Bingo!  price per square foot is higher inside AHISD school limits so there is a double whammy.....SAISD tax rate and AH property values

OK, I think you guys are confusing property values and tax rates. The original quote stated that AHISD school taxes were "insane". Now granted, some property values may be insane, but the AHISD school tax rate is 11% LESS than NEISD. A $250K home in AHISD pays $3,716 in school tax while a $250K house in NEISD pays $4,172.
I realize a $250K home is harder to come by in AHISD, but that does not diminish the fact that dollar for dollar, you pay more in NEISD.
The arguement that the school district is the only thing that inflates property values is off the mark. There are areas around Monte Vista that are in high demand and have very high per foot values even though the schools are SAISD and the area around it is depressed. People pay a premium for them because the area and the property is in demand.
People buy property in and around AHISD not only for the schools, but because it is a great area.
Although property values determine tax bills, the true measure of the insanity of taxation is the rate.

Popi....I agree with you....yes, there are other primo areas that have high per sq ft values. AH (rather the 09 zip) is a little different....because the property values are sort of three tiered.
1st tier - 09 zips with SA City school tax rates.....but still a bit higher per square foot market value. That would be areas that are part of Northwood...East of Vandiver....and Bel Meade too.
2nd tier - 09 zip that is in the AHISD at the AH school tax rate, but not in the City of AH. Those market values are a even higher.....because of the school district. (Lower tax rate, but higher per square foot market value) The majority of Northwoods, Oak Park, etc.....all actually in the "city" of San Antonio.
3rd tier - 09 zip that are in the Cities of Alamo Heights and Terrell Hills. AH school tax rates, but top dollar per square foot market value.
Then there is Olmos Park....also AH school district.....but not even in 09!
I didn't mean to imply that there were not other highly desirable areas.
Did I make that clear as mud?

Just to throw it out there, the '07 tax rate for Olmos Park is right around 2.75%. I bet the rate difference between OP and AH is due to the difference in the median house prices - the median price in Olmos Park is around $450,000 and the median in AH is around $252,000. Plus, Olmos Park is much smaller than Alamo Heights and thus has to provide less city services.
I've always thought a good deal when it comes to AHISD is to live in one of the streets off Nacogdoches inside the Loop - Country Drive, Toftrees, Laburnum - it looks, smells and acts just like Alamo Heights, you're in the district, but you pay San Antonio taxes.
