Default modern homes

any updates on modern homes in the north central area of san antonio. i moved here a couple of months back from ky and find these places to be way over priced compared to the real estate in general. i looked at a mid century modern in the northwood area and i could not afford plus it had been cut up. any help? also anyone know of architects designing moderns in sa right now?

Well.....North Central inside loop 410 or outside? And what school district? Most of Northwoods is in Alamo Heights School District and will be higher per square foot than other areas.

Lee, Churchill and MacArthur high Schools have plenty of neighborhoods from the late 50's and early 60's. All North Central.

O'Neil Ford was sort of the cutting edge architect in the 50's - 60's in SA. He's is most well known for Trinity Univerisity Campus. He passed away years ago, but his firm is still thriving. You might find some protege's of his there that could fit your needs!

I should add.....Lake Flato and Kell Munoz are also great firms. Most can refer you to someone with your specialty.

There are a few threads about this topic elsewhere on here. Man, I went through the same dillema myself not long ago, seems all the really cool/architecturally significant mid-century moderns (i.e. those by O'Neil Ford, Milton Ryan, and uh, well, that's about it actually) are in Terrell Hills for the most part, and are WAY expensive, and NOT because they're MCM, just the fact that they're on super-valuable property (the majority are sadly being marketed as lots/teardowns). Northwood and Oak Park have a bunch as well, but yeah, like you say, they're pricey too (although Northwood Terrace ain't too shabby, and it's a bit less). Oak Hills and Oak Hills Terrace have a nice selection, and while not cheap, they're less than Terrell Hills. Castle Hills also has a bunch of cool MCM's, which I think are reasonably priced (compared to Terrell Hills that is). Another place that's really overlooked is the Forest Oaks area, it's outside 410 on Nacogdoches, I can't recall the cross street, but go past Mama's Cafe, past the Pizza Hut, and turn to the right, there's a rather large area with a few snazzy MCM's scattered around, and the area is really low-cost compared to inside 410 on Nacogdoches.

Hmm, what else? There's also an O'Neil Ford in Hollywood Park and few semi-MCM lookin' places scattered about over there (kinda mid-range pricey, but hell, what ain't pricey these days in SA?), also there are 3 Ford's and 1 Ryan in Bel Meade, which is where I recently bought a pretty cool MCMish 50's ranch, and yeah, I paid a hefty price IMO, but it's practically Terrell Hills in my eyes, just outside the Alamo Heights school district (AHISD), and way less $$$ for this very reason, like about $250,000 less than my neighbor across Burr Road, who's literally 20 feet away, and who has a smaller, junked-out house listed at 585,000! My cousin also has a way cool late 50's MCM on Burr Road which was recently apparaised at 700,000, and it's only 2000 sq ft! INSANE. She also sold her restored O'Neil Ford in Northwood to buy it, which is also quite INSANE in my eyes.

There are also plenty of smaller tract-ish MCM's all over SA. I've noticed many in East Terrell Hills, and several other areas that I don't know the name of, but unfortunately after you've seen the Terrell Hills moderns, these are just downright depressing. I myself grew up in a horrid 50's MCM-ish tract subdivision and wouldn't recommend it (Dellview), but that's probably just me trying to escape my lowbrow roots

Anyway, I digress, as far as current modern-types (and I'm pretty out-of-touch with contemporary modern, being that I'm an MCM-obsessed nutcase) all I can think of is Lake-Flato, and they're PRICEY as hell. And I kinda think their stuff is too "Dwell"-ish in my mind, which ain't really my cup o' tea (at least compared to MCM).

I guess it comes down to how much you want to spend really. BTW, someone on this board not long had or has a very reasonably priced (185,000 I believe?) Milton Ryan in far Terrell Hills for sale, at the very end of Morningside at Harry Wurzbach, this house is discussed in another forum - and really, for my buck, Milton was THE father of San Antonio Modernism, NO one else can touch his cutting edge mid-century work (not even O'Neil Ford in my mind, who was quite the society schmooze and got the huge glitzy commisions versus low-key Ryan, who pretty much just built smaller spec homes.).

Man, I would LOVE to have the dough to buy this Terrell Hills Milton Ryan, but, good lord, that price-tag is UNREAL (albeit, it's all original, but it's still a big fixer-upper in that the also-original-in-not-a-good-way roof, foundation, and electrical surely need some majorly expensive updating):

MCM is not really my thing, but I think that house is really great. I love the living room furniture and the retro fridge, and oh my god, I love the pool area. Very Palm Springs.

That's the sort of house that makes me want to dump all my Noveau Georgian furniture and my house with the dark wood floors and white walls and embrace the groovy lifestyle.

Well, the fella that lives there is a friend of a friend, and evidentally he DOES live quite the GROOVY lifestyle according to what I've heard! He has a MySpace profile with more cool pics of this party pad, but posting a link would seem like an invasion of his privacy...am I right?

Speaking of which, that Milton Ryan MCM in Terrell Hills I mentioned earlier IS for sale again:

Moderator cut: website...with new landscaping, and some minor cosmetic work, this could be a real gem, since it looks to be pretty original (saltillo tile floor, non-painted beams, etc.). I was really tempted to buy it last year, you can dig out the old "Milton Ryan" posting if you're curious as to why I didn't. Anyhoo, I still dig it immensely, and hope someone with an appreciation for MCM buys it, as ol' Milton's work is dissapearing at a rapid pace. AND, when he eventually is re-discovered (a given, as San Antonio is growing so quickly), it'll be like owning some ultra-rare rockabilly LP that ya picked up for 10 cents at a thrift store in 1979 kinda thing; meaning you bought something regarded as junk at the time, then later hailed as a highly sought-after collectable 20 years hence - kinda like those Haver's in Phoenix, and all those Eichler's in SoCal - couldn't give them away 10 years ago, and now they cost a fortune.
