Does anyone have any information about this sub-division? Would it be a good place to invest?

The majority of that subdivision is located in the 100 year flood plain (bcad.org)

Wife and I looked at a couple of houses in there, and thought they were overpriced, even for new construction...not to mention, they're right on top of each other unless you're in a cul de sac, and then you back right up to Culebra (lots of traffic)

You know, thank both of you, sapphire and slaleman (you sound like a '50's doo-*** duo...)
Is there a website that shows which areas (in Bexar county) are in the flood plain? And are you sure they are still in that flood plain, because some of them DO get removed from the list periodically......

Ok but just remember, if people are buying houses, then it's not overpriced. It's worth what people are paying.

We thought it was overpriced for the area and the size of the houses, and especially because they're almost all in the flood plain. One of the houses we looked at was a 2 story, about 1800 sf and they wanted 165K for it. Having to purchase flood insurance on top of that, not having a yard, and no trees...to me, that's overpriced. Maybe it's not to someone else, but it wasn't what we were expecting for that area. We ended up buying a 20 year old home with huge trees, a better yard, and most importantly NOT in the flood plain less than a mile from there for 30K less.

And just because people are buying there doesn't mean they're done their research...

AND...does that mean that those 2 br 1 bath POS's in Pasadena that are selling for 500K are really worth 500K???

As for the flood plain map, the best thing to do is go to bcad.org, find a street or a specific address you're looking at and look it up, then look at the map, and zoom it out so you can see the neighborhood. The flood plain is clearly marked. This: Map is one of the properties in that neighborhood, and if you zoom back a bit, you'll see the flood plain in the darker shade of blue.

Sorry Slaleman, I didn't mean to sound like it was a good buy! I was just saying that people were buying in that area, so in terms of an investment, it may be good.

However, you know wha'ts best for what your needs. Good luck and keep us posted.

Gotcha...I see what you mean in terms of investments, but I'd just be leery of buying a house as an investment that is so close to Culebra Creek...
