I heard of another company that planned on Italian style villas/condos in OP back in 2006. Search for it in the San Antonio Express archives. But anyway, I hadn't heard anything else or plans regarding this. I'm not familiar with how well such projects would be recieved in SA...it's an overwhelmingly working class city with very little interest in downtown living, lofts, and condos.
Does anyone know how well those condos at the border of Alamo Heights across from HEB are doing? Have they even sold yet?

****, a 400K mod townhouse in OP? Sign me up, sir! Well, IF I hadn't just bought a mid-century mod over by Terrell Hills that is  . The lack of modern architecture in SA has really been bothersome to me, when I was looking for a mid-century modern (my first love) that was under 400K in Olmos, AH, and TH, it was like banging my head against a wall, and if I had found a NEW mod for 400K in any of those areas I would have snapped it up in a hot minute. AND if you use Lake/Flato they WILL sell, those guys have a serious world-class rep, my cousin has worked with them extensively, and their designs are cutting edge without being trendy (although not always to my taste - but I'm more inclined to that Palm Springs aesthetic). Their SA designs will be regarded in the future as O'Neil Ford's works are regarded today (heck they already have a coffee table book dedicated to their work!). You'll just have to market a bit harder and really go after the core group that digs that stuff (and yeah, the Nationals are a great starting point, as you say, they love that stuff from what I gather as well), and I really believe there is a smal dedicated market out there, but most developers don't want to work at finding buyers, they want the quick buck: build a crappy Tuscan and they will come to YOU, it's sad really. You know, the way San Antonio is growing though, there is sure to be a rapidly growing market for this architecture - just take a gander at the Phoenix/Scottsdale area - mods everywhere, and just in the last couple of years. Okay, I'm blabbering again, but I think it's a great idea...BTW, there's a super-cool mid-century O'Neil Ford on Thelma that I would kill to own (drive down the street and I bet you'll spot it quite easily)!

Well, I wouldn't exactly say that Olmos Park is "working class."  And those condos across from HEB have a bad rep from what I've heard, lots of rumors of lack of funding, cutting corners, shoddy construction, etc. And once a rumor, true or not, starts in AH, it spreads like wildfire...Plus, they're not in any shape or form considered Modern by a stretch.
BTW, I passed by that mod on Burr tonight that I mentioned earlier, there were about 10 cars parked in front, and all the lights were on fulll blast, so I dunno...perhaps it sold?

Thanks this gives me great comfort, my broker says before we break ground she is going on an agressive marketing campaign, its my hope to reshape that entire street, and market the st itself as a contemporary destination for lovers of ultra-modern and hip lifestyles. Its a huge bet but i believe it will pay off. ANy other ideas?

These contemporary townhomes are quite nice however I seriously doubt they'd fit in Olmos Park or even be allowed.
Homes like those would be perfect for East Town.
