Hi everyone,
Just want to if there is a law policy that say the min. or max a landlord can charge as a Rent late fee?
Because a management prop. was 5% but, now that it is direct with my landlord they rise it to 10%?
Could some one tell me please?

What does your lease or rental agreement say? It's usually spelled out in that document.

OP seems to want to know if there are legal limits and whether the 10% limit in their current agreement is legal. If you don't want to ask your landlord (saying you just want to know about limits for future increases, if any), could you ask your former property management firm or another management firm? Otherwise you may need to ask your local councilman, etc. I would think such laws are local.

They are probably state.

I know if I am late with a mortgage payment it is a $50 fee. Why would a owner allow less than the bank charges?

Late payment fee's for a mortgage are based on a percentage of that monthly payment - 4% for government loans - 5% on conventional loans.
