Hello, my family (wife & 2 year old) plus parents are looking to move to Wildomar or Menifee from Orange County, we are currently renting an apartment. We are looking at newer 4br houses priced below $300,000 and have found a couple nice ones. My question is, in 5 years from now, will housing in these areas appreciate a lot? I want to find an area that is up & coming so if we do decide to sell down the road, we will be making some profit but may stay for a very long time as well. I like Murrieta but it's harder to find a house in that area and Wildomar would be a closer commute to work in Orange County. Please let me know what you all think

1. Be prepared to spend a higher percentage of your time driving, assuming you work 5 days a week, at semi-normal hours.
2. Buy a home because you want to buy a home, not because you want it to be an investment (that should be a hopeful, yet unintended side-effect). If it appreciates, don't look at the equity as found money.
3. Look back at what happened the last ten years in the IE real estate market. Pray that if it happens again, that you get out exactly at the top of the bubble. Otherwise, just pray that another bubble doesn't occur again.

I believe homes have appreciates in those areas in the past year. So if this trend continues you should be in good shape. Menifee residents claim it's on its way to becoming the next Temecula or Murrieta.

The price of homes has increased substantially in the past 6 months. I don't think that will continue at the same pace in the future.
