I'm orginally from el monte and I'm used to hearing music blasting all night and helicopters flying by. my husband and i have lived here for 4 months. our neighbors are very nice and yes there is a ton of commerical growth going on. To answer your questions let see- our developer KB homes bought down the interest rate and the closing costs on our house so that helped. good communities, bad communities well i heard that Brentwood is not such a great place or eagle ranch but thats from what i've heard, not from personal experience.

I looking to purchase a house from D.R. Horton off Mohave and Diamond. Is the section 8 Housing in Adelanto something to be worried about? The area seems to be nice and quiet. I did a search and it seems the section 8 housing is to the north (Adelanto by base) and east (Victorville by Golf Course) at about a 5-7 mile radius away from the new home.
Thanks!

Those unsold homes are not going anywhere and I doubt if interest rates will rise above 7% max anytime soon. You can always refinance later if they drop but you CAN'T undo overpaying for a home. I see homes in Vicotrville area dropping to about 200k range already in some pockets. Sub 200k prices are not too far off. Good luck.

The house I found in Victorville is brand spanking new at 2287 sqft on a 7400 sqft lot. 3bed/3bath, den, dining, family, kitchen, laundry. Master has walk in closet. Kitchen has granite counter tops and island. Washer, Dryer, Stove, Oven, Microwave, Fridge, Dishwasher with ceramic tile, and carpet through out house. Back yard is big. The house is going for 220,990. The market is a gamble and no one knows for sure how low it will go. If your willing to take that gamble and risk it, it may be worth it. I dont think it will go down all that much more.

That place unfortunately already sounds like its on a downward spiral.
Can you informally contact the local or county police, and ask where they see the gangs infiltrating? The police do keep records of crime and a request about a particular crime with the local law enforcement agencies typically provides information about patterns. Like any nuisance, this too can be tracked. You can see the needs people have and the spread of urban blight.
Realize also that the pot of money you bring to the purchase is what others will put up by begging, borrowing, or stealing, so they can 'lock in' the rates you are looking for. You may want to look into how these various communities screen out bad people or those otherwise considered high risks. You may want to also inquire of others (urban planners, community organizers) regarding what they see in up-and-coming neighborhoods that is an indication of safety and well-being. What are the details people attend to that speak about a neighborhood flourishing? You may look into how communities revitalize and what the signs of the same are. Particular stores, painted houses, children on the streets, neighborhood watches, flower pots, the elderly being seen comfortably in the neighborhood, these are all indications that people care and have an investment in safety and the future welfare of the next generation.
Referring back to your broken windows dilemma, a study was completed (I believe this was by urban planners or the local police) that indicated non-repair of broken windows in many urban communities leads to blight, decay, and heavier crime. It is an indication no one cares. It was an interesting pattern to hear about one window breaking, then another, then the accumulation of trash on properties, petty theft, break-ins, and finally prostitution and drug selling. This occurs over a period of time, not overnight, but it can be tracked. You have some things to look for now.

Good post. Thanks! I ended up passing this house up for the same obvious reasons.

Thats were Im planning to purchase this house. The Target and Lowes is suppose to be somewhere along the 395. Its about 2-3 blocks away down Mohave. D.R.Horton is the community with the American Flags. Is that neighborhood any good? By the looks of everything, it seemed real quiet. I didnt see any activity or gangs out there. I went out there on a Saturday and Sunday. Thanks!

i live off mojave and el evado right by the rite aid. so i am not at all far from you. i live in the las haciendas community. My neighborhood is very quite and my neighbors are very friendly. i was exactly like you when i was looking at houses. i was worried, scared, and unsure about moving out here. especially since i have no family up here. i think its because we are not from this area we don't know what to expect and honestly i think we expect the worst.
honestly, when i first moved out here i looked at every person who walked the streets with some sort of suspicion and sometimes i still do. but again i thinks its because i am in a new place. When i compare my new community to where i use to live i can see how i never questioned other people back home because i grew up in those surroundings and that was what i was use to. but if it was the reverse and i lived out here a quater of my life and moved to el monte i think i would be 10's more worried living in el monte. i hope that makes sense.
but to answer your question no i don't see gang members hanging out in the streets congregating. but there is no city big or small that is gang free.
i was talking to my neighbor (who moved from chino hills, which i think is a pretty nice place) and she says its kinda fun living here because we are getting all the new stuff in terms of retail.
its soo werid because when i tell people I'm from LA they say "sorry to here that". LOL!!

Well thats refreshing to hear. I was worried for a second. My brother in law called me this morning (after the fact that I made a 4,000 deposit, and signed my purchase agreement/loan application) to tell me he has been asking a few people he knows who live in Victorville about the neighborhood. One guy told him the neighborhood Im moving into is nice but its on the border of bad neighborhoods towards Adelanto with Section 8's everywhere. I did some quick research on the Section 8's he was referring to and found out that they are about 5-7 miles away in each direction. Nowhere near my soon to be house. I understand crooks travel to nicer neighborhood to do their dirty deeds, but I cant live in fear. Its bound to happen anywhere. I even found Section 8's around the neighborhood Im in down the hill.
I consider my self pretty use to growing up in the enviroment of gangs having come from the south side of Los Angeles myself. Gangs were definetely a problem. I completely get what your trying to say. Moving into an new area is an experience I wont experience until Im out there and judging it for myself having been through what my life offered in terms of cities I already lived in. I lived in Lynwood (a rock throw from Compton), Cudahy(By Bell), Huntington Park, and Highland. I have a fair bit of experience, but the question cant be avoided when moving into a new city. "Hows the neighborhood?"
What type of retail do you know about besides the Target, and Lowes. I heard there are suppose to be about 5 Targets and 5 Super Walmart put up in Victorville. I read that Victorville sued Hesperia over a Toyota Dealership which was suppose to be Victorville but Hesperia some what snagged it. Any thing else your aware of?
Hows Victor Valley College?
Thanks!

in terms of retail i know that they are going to be building a outdoor mall, similar to victoria gardens but smaller in apple valley called "fountains at quail ridge" its suppose to be a higer end retail area I even read that they are thinking of putting a yardhouse there. you should look at apple valley's website and there is a link to retail development and it gives you a list of stores. In victorville i heard that WinCo and Sams club is looking for a place in victorville. i know that they are buiding a Fresh and Easy in Hesperia and they are going to put aFresh and easy market off of EL evado and Palmdale (thats by us).
I read that VVC has about a year or two to straighten out some areas if not they lose thier accredidation. But in terms of classes, teachers I have no idea how good the college is. I attend Azusa Pacific University. They have a regional center at VVC.
