North Palm Springs
Any input on the area north of Palm Spring between hwy 11 and hwy 10. There is a new Four Seasons near Vista Chino and Gean Autry Trail. Is this a nice area of Palm Springs or is it not so nice. Thinking of looking at the Four Seasons but some of their locations arn't that nice. Thank for your help!

That's not Four Seasons, that's Escena. That development has stalled. Four Seasons is further north on the northern end of Sunrise Way. Without knowing which you are talking about, it's hard to say anything else.

If you have not already, you may wish to refer to the comments I posted for the thread "Palm Springs Tramway", which gives a fairly good description of the north end or North Palm Springs area. The Four Seasons development certainly falls within it.
The map they provide is deceptive. The development is not near the intersection of Gene Autry Trail and Vista Chino at all. If it was, it would be a somewhat better location. Four Seasons is actually where Sunrise Way meets up with San Rafael. Seems to me that Sunrise used to dead end there. Regardless, this is the extreme north end. Windy, isolated, and definitely not terribly desirable real estate.
In any case, and again this is my personal opinion, I would not buy property in North Palm Springs and certainly not for the $300,000 starting price that they are asking.

Yeah, I've visited Four Seasons homes and they are quite decent. The place is gated with its own access building. Small lots though. It's not luxury at all, just another tract home by K. Hov made better architecturally because the City of Palm Springs doesn't tolerate ugly. It's not in the "bad" part of the Palm Springs. The bad part is the north of Racquet Club, which is a couple of miles from Four Seasons. However, it's right next to a new affordable housing development. Before you say "Oh noez, poor people!". Stop by and visit first. And remember, Four Seasons is gated.
There is another gated community of condos called Palermo on Indian and San Rafael Dr. You can't miss it. Personally, I think they look hellacious and it's right across the "bad" part of PS. Also, it's windy as hell.
Mountain Gate is another gated community as you enter Palm Springs from 111. Looks a lot like Four Seasons. Also, it's windy as hell.
If I have to choose, I would choose Four Seasons. It's closer to shopping than the other North Palm Springs developments. Despite the affordable housing next to it, it is actually surrounded by upscale housing, including a country club. The community looks handsome and well-kept.

Well, I guess the streets of Palm Springs must have been rearranged when I wasn't looking. The last time I checked, San Rafael, which is one of the streets that takes you to the Four Seasons development, is north of Francis Drive, which in turn is north of Racquet Club. So by Palm Springs real estate standards, that's the bad part of town.
So, if you want to pay $300,000 plus for cookie cutter architecture in the undesirable part of town, the Four Seasons is for you.
