Hello rammi. Any help would be great. I put an offer in on a home then my lender said..ooppps...I did not know it had almost $400.00 a month in HOA fees. Sorta glad it did not go through because I would like a yard for my pups and prefer to be on the second floor. I have my eyes on several and waiting for those to lower a bit. I have so many realtors that I am speaking to that I am forgetting what is what. Can't wait to find my home but scarey at the same time. I need quiet and peace and when i visit the townhome it was really quiet. But I received alot of looks from the neighbors (me being black) but that's thier problem. this is a big step for me and I want to make sure it is a good step. Cross your fingers for me

Chuck....I was curious about Meadow Square and I took a look around. That place may be a haven for the undesirables. 2 Bedrooms for 1 person, income based at 23K a year. You can make that a McDonalds. I just hope it's a place that's affordable for those who want to inprove thier lives and not bring in a bunch of squatters. Too unpredicatable for me. My company supplies water to the Preserves and I am ahead of game knowing what is being built. So just sitting on the edge of my bed ready to sprance when the opportunity blinks.

Ah, thanks lsddesigns for the insight I hope that place turns out alright. The apartments by here are a requirement from the City/State to provide affordable housing within the Preserve plan. Hopefully since the rental agreement requirements look pretty stringent that it'll filter most of the undesirables out. The amenities and such from the pictures look pretty nice though.
Hey! Since your somewhat of an insider, I was wondering if you can give us a heads up on what kind of construction/future developments are going on here  ... I know Lewis just bought up more property South of Pine... and I see construction still going on for all the communities that haven't been built out.
I think the Preserve community is pretty diverse.... and I don't think you should have any problems fitting in here (it's really peaceful and quiet here). People will always be interested in seeing who "might" be moving in... I don't think there was any mal intent.

Tomorrow I will find out if I can release the info and then post new development info. And I apologize for the statements made regarding "apparent" looks. Probably just wanting to see what's going on. Blah blah blah me. Guess what? All the talk I read on this site last night about the flood zone and all, I had a horrible dream about a flood and cars floating in the water. LOL. I am very intuitive but really think there is nothing to worry about. SBFCD is pretty up on the restrictions and preventions to keep the 560 zone protected. Rest assure and feel safe. I just found a new lender that will provide me with a better chance at purchasing what I am looking for. The yard is priority at this point. I will keep looking. Thanks

If you are looking for new home and you want to buy from builder my best advice is not approach realtor because builder has to pay commission to Realtor so he will not reduce your price then u have less chance to get the home. In my case it happen same but I convinced my realtor because I did all home work from finding the place and Home. So he willing to pay only 1% it help me to get my home.
In my opinion college park is best place to start they have lots plans to do but due this housing market they are holding. But eventually it will grow. Its very quit and nice neighbor hood.
I n College park I approached every Builder i.e Dr Horton, Auburn, Mull berry, Emerson court and Carnegie square.
My first approach was Dr Horton they used to sell there homes 1750 Sq.ft (Plus or minus) for $400K in the beginning of the year , but now they dropped there price to $340K.( I hope still u can negotiate for closing cost) But they are charging $260 (pus or minus HOA). Right now college park don’t even have Swimming pool and Gym.
Auburn price dropped from $400K to $340k I feel they bit better than Dr Horton because they are charging less HOA.
Mull berry is little bit big homes but there lots are very close to each other we don’t even get big back yard. They are >$350K
Emerson court sold all homes, they have only one Model home its good. HOA $180 but asking price $480K. (2600 Sq.ft plus or Minus)
Carnegie Square homes also sold out
I feel right now they are holding there land, nobody building homes.

I think that NOW is the time to buy, personally. I just bought at the Preserve. Pricing hasn't dropped, by my builder, in over 6 months.
This allowed us to use FHA's 3% down program. FHA guidelines state that if the home is in a declining market (prices dropping in the last 6 months), then a minimum of 5-10% down is required.

Congrats and welcome to Chino MaltnHopsrGood! We're community neighbors! I think price levels are starting to stabilize in the IE, but we may/may not reach a bottom as the slower selling season comes up possibly depressing sales. I think we should be able to hit bottom in pricing early/mid next year out here though.
New Home pricing I think will bottom faster as fewer units are available and that Builders are less "distressed" than home owners.
