Question Thinking of buying a house off of Grand Ave in Riverside

I recently found an REO off of Grand Ave in Riverside - close to Bandini. I grew up in Riverside but in the Canyon Crest area. It's an established neighborhood but not sure how it will be a few years from now. Does anyone have any opinions, insight?
