Chino vs Menifee vs Moreno Valley
Folks, need some help in deciding. I travel for my work and so it doesn't matter too much for where I live but need to be within 40-50 miles of airport. I have a 8 year old kid. We have been seeing homes last 6 months and it's quite ride seeing price dropped how much.
I am considering 3 places(I know price varies so as place).
Palcio De Ore from KHovanian
25830 Iris Ave.
Moreno Valley, Riverside County, California
1598 sq. ft 3 bedroom/3 bath condo at 178K (Schools ratings are 6+ in Greatschool)
Country Glenn by KHovanian
30782 Falcon Ridge Circle
Menifee, Riverside County, California
2500 sq ft 4 bed 3 bath house 300K(Good school rating 7+)
Hidden Hollow by Standard Pacific at Preserver of CHINO
Chino,CA
2300 sq ft, 4 bed 3 bath at 349K(Chino hills school mainly and 8+ ratings).
Locality/price/weather etc. considered what you guys suggest? Currently I rent and live in Orange County(Huntington beach, 1800$ rent and going up evrey year)

hi I live in Menifee and really like it. it is small and has good schools. it's close to everything. I used to live in Moreno Valley and it's not the best area. there's alot of seedy areas. I don't know much about chino. I know chino hills is nice. we are getting a new shopping complex here in menifee and that will be nice because now i have to go to temecula for everything. so anyway good luck i hope you drop a note when you decide.

Thanks shannonM. My family also liked menifee area but just trying to make sure. i will drop a note to you if I decide on menifee.

Hi bankura,
I live in Chino at the Preserve so, out of the three I'll recommend Chino. But, it's not only because I live here but because of what you've listed as your criterias.
- Chino is less than 15-20 mins from Ontario International Airport.
- Centralized to go to Orange, Los Angeles, Riverside, and San Bernardino Counties.
- Good Schools comparatively (same as Chino Hills, future IB school)
- I would think it would have some similar feel as Menifee since the Preserve is by dairies and ag/farm land. But, it's reasonably close by urban/commercial/industrial/retail/parks and recreation so you can experience pretty much whatever you need or like for work/play.
I think you can probably negotiate a bit lower on those houses by Hidden Hollow, but they are getting sold from what I've seen at the sales center. Weather in all three places are probably pretty similar. And with the rent your currently paying all three options should end up about the same or a little bit higher (with HOA/Tax). But at the end, it'll depend on the vibe you get when you visit the places.

Thanks Chuck. I read all your posts and very informative. If I ended up buying there definitely will meet. This weekend we are going there to see if they can reduce price little bit. What area within Hidden Hollow zone you suggest we should consider(East, west, north, south)?

We moved to Menifee in July. So far I really like it here. It's quiet, clean, and beautiful. The only downside I notice is that people drive like maniacs on the small roads, and no one stops at stop signs. lol.

I like the western part where the new homes are with the cul-de-sac and close to the little pocket park. Most of those have driveways... but... I think a lot of them were sold or almost sold from what I last saw. Cul-de-sacs are nice if you have a family with young ones since you can just open the garage and let them play out in back... or you can have them play in the front in the pocket park. Man, I envy you... since those buying now have the opportunity to buy a bigger place at a lower cost.... grrr. Oh well.

If you have to choose between those three, go with Chino. You're much closer to a major airport (Ontario) than the other two. Moreno Valley has gang problems and Menifee, although cheap, is boring. Have you considered Corona ? I've lived there for 12 yrs. It has grown a lot over the past few years. Many "white collar" type from Orange County are moving to Corona. Look at south Corona ( Dos Lagos ) area off the 15 freeway. In Corona you'd be about 20-30 mins from Ontario airport. Additionally Rancho Cucamonga would be a good place to live. I hear the school system is very good, you'd be about 10 minutes from Ontario airport and there is a nice outdoor shopping area (Victoria Gardens) that the Mrs. would love. The bad thing about RC is it gets very windy when the Santa Ana winds kick in.

Thanks folks for all of your post. Today we finally went to Preserve(CHINO). very nice area although it stinks becuase of the dairies. To our surprise at Hidden Hollow(Standard pacific) they said they are sold out of all Plan 1 and until next phase opens they can't take any offer/application. They will have another phase(Phase 6 of total 9 phases) coming up in next 3-4 weeks and will contact me. I don't think these folks will contact when they will open. We really liked their Plan 1. I will call them in next 2 weeks but Chuck by any chance if you come to know they have opened a new phase please email me at himachal@gmail.com . We were their in the area and sourrounding places for almost 2:2.5 hours. It's really gives you rural feeling. Traffic I don't mind as I don't do 8-5 job and look for right time to go for my meetings etc.
Tomorrow heading towards Menifee once more and the townhome at Moreno Valley(Just like to see the area but it's end in my list). I love this board.
