Where exactly is "Felony Flats" in Hesperia
I am looking to purchase a house in Hesperia, Mission Crest neighborhood....What can anybody tell me about that area...I have heard many Different things.

Wasn't aware of a Hesperia Felony Flats. There is one in AV north of 18, where so many of the streets are named with Indian related names.

I always thought Felony Flats was in Apple Valley. A long time ago I had a friend who rented an apartment in that area.

it is in Apple Valley off the 18 highway now Mission is off of Main street in Hesperia great area close to the 15 they just built a Target Super Center and more to come

watch out for mello roos in this area.... some of these houses have HIGH mello roos.

I heard felony flats was in AV too.
We currently live in the high desert. I hear crime is less in Hesperia than Victorville. We are thinking of maybe buying in the next year or so. Which sections to avoid?
I have heard the area near Topaz in Hesperia is bad.
The home prices in Victorville are falling fast but it seems like you can buy today and wind up with who knows what kind of neighbours 6 months from now.
Any decent areas left in Victorville?

Victorville you want to stay South of Bear Valley east of 395 west of 15 freeway little know as the golden Triangle or try Oak Hills,Phelan or Wrightwood

wait....Felony Flats is a real name a of a neighborhood? I read this and thought it was a nickname for a bad area in Victorville.
That's as bad as Sudden Valley on Arrested Development.

Thank you for the advice booz30. Okay I located the triangle on the map and I have seen this house on realtor.com and it seems to match up.
12445 Los Moras Way Victorville, Ca 92392 I will try to keep an eye on that area.
What makes that area better than the other areas and what makes you think it will stay so? Not being snarky, I know the whole desert has built up alot and seems to be crashing down. Your neighbours today may not be your neighbours tomorrow, etc.
