Default lake hill reserve south riverside good or bad?

Hello we are not fimilar with riverside area, but very interested in the house on the lake hill reserve south of the riverside area.Is it a good area to be considered?

almost bought a home there of Lakepointe....nice subdivision but at bottom of hill there a mobile park that spoils everything...plus "something Gardens" also at bottom of hill which is the Santa Ana of Corona....bad area..ended up buying on the other side of 91(north) which is Corona Hills.....night and day difference!
Some of the homes there thou have incredible views....homes off Sun Summit drive...there are about 5-6 of them with those great views...hard to find those ...other than that resale value is less than Corona....Lake Hills is unincorporated Riverside not in the City of Riverside... zip for Lake Hills is 92503....you can tell i did some homework huh?

Some houses there have good views of city lights and mountain. That is a nice attraction to me. But the mello-roose is very high, $4500-$5500 per year, plus a higher base tax rate 1.123% and an HOA of ~$200/month. The schools are not so desirable either, with many mobile homes down the hill sharing the same school district... Another thing I noticed in this community is that one builder (Brehm) is still buidling houses there, but another builder who aquired many of the lands has completely stopped any construction and left many empty lots just sitting there...
