Default Best areas of Victorville?

I was out in Victorville this week and was amazed at how inexpensive the housing was. I'm thinking of investing in a house out there (to then rent out) and I was wondering if anyone could give me advice on the best areas to live in Victorville? Are there any areas to specifically avoid?

- How is the area around Mojave Drive west of the 15 where all the new houses are?
- Is it generally better to be west or east of the 15, or does it matter?

IMO....there is no nice area of Victorville.

I agree with Shannon. I got excited seeing all the new homes and the 2 -3 y/o homes drop in price. But after the excitement of the newness and the hugeness and the low prices wore off, I began to seriously consider moving. I wound up telling kids and hubby that I would rather pick a smaller home in a very safe area over any of that. SO I started looking to see where would it be safe?

I really don't feel there is anywherre in Victorville.

Some people say the "diamond triangle", is a safe area. But for how long? And why would that area not be affected?

I looked up crime rates and 1 article said Victorville is just as bad as L.A.! When I looked at the stats it is a very high crime area, Adelanto too.

I was also looking in the area off mojave you talked about. I like the houses on Brucite st.

You aren't familiar with the area, but half a mile down is a section called Reno Loop. Basically a bunch of houses built around a park, Brentwood.

That area is really bad!! My hubby tells me that all the time. I talked to a gal he works with and she said she lives there and there is gun shots every other night!! I kid you not.

So how long til that creeps down a half a mile?

All the cheap homes and foreclosures is making the problem even worse.

Now lets throw section 8 into the mix.

Alot of those homes are going for $100,000 - $150,000, and I am talking the big 2 story ones also.

Anyhow, lets just take the biggest house I seen for sale. It is 3518 sq ft, 2-3 years old. They are still building too, it is senna by dr horton. Last I checked brand new they were $270,000, but if they are used I recently seen one up for sale for $200,000.

So lets say your total payment is $1,500 a month. And lets say an investor or a bunch of investors buy the house next to you, all around you. They rent it out and charge $2,000 a month.

That will keep the riff raff out right????

Think again.

I have heard that San Bernardino county will pay up to 80% of your section 8!!!

Now I am not saying all people on section 8 are bad.

But there are alot of gang families on it from l.a. who are moving up here or who already are here.

Congratulations, they are your new neighbours for $400 a month!!!

Or another scenario. The rent is $2,000, nobody is on section 8, but them and their cousins and all can chip in and pay the $2,000. These homes are huge! 3000 sq ft! Plenty of room for all of them.

I live in Adelanto right now and our house rent is $1,000 for a small 4 bedroom. (1350 sq ft or so) 3 years ago we had a gang family across the street and it was 2 sisters and 1 had like 6 kids, the other had 4 and their boyfriends and what ever.

The neighborhood got really bad! We wound up getting robbed, I seen a guy in our window and I almost had a heart attack. For real. We went to the emergency room my chest hurt so bad and wound up finding out I was having an extreme anxiety attack. Thank God.

That was when we were going to move to Mt but my ex was alive at the time and we could not get the courts permission to move with the kids. Yeah we were stuck!

The city finally came and kicked these people out!! oh and before they left someone came by and did a drive by shooting!! What if they started shooting back, that would of hit our house!!

A few years ago this house was on the market for $220,000(bubble price) Now these homes arec up for sale for $55,000 - $70,000. And thats on a good day.

They tore this house apart and it sat empty, graffiti, broken windows, ruined carpets, etc. The city finally forced the bank to come board the place up.

How much do you think that investment house is worth now?

How much are the other houses around here now worth especially with that eye sore here?

Anyhow, I would caution you to invest somewhere else.

Wow people talk about Victorville being bad but they live in Adelanto another thing is section 8 is everywhere I just got back from Rancho Cucamonga nice area but there was section 8 there too I just read in the paper in North Dallas Texas there were putting in section 8 housing track right next to 400k houses upscale area so its everywhere stop crying

The op asked for opinions and I gave mine. Yes Victorville is bad, yes Adelanto is bad. Yes we are moving.

I really doubt Rancho Cucamonga built 8,500 new homes in the last few years. Victorville did. This place is headed down the tubes quickly. I doubt Rancho is anywhere near as bad as Victorville.

The crime rate in Victorville is worse then even L.A., I don't like it either but it is what it is.

I find Victorville to be extremely depressing. It used to be nice - now it's a sea of houses. All you see are rooftops and houses - and boarded up houses at that! And they're all being vandalized. I used to live in Eagle Ranch a long, long time ago and it use to be really nice. We had a nice house. Now when I drive through the old 'hood - most people don't take care of their yards or their homes. It's sad because they are really nice homes (Estates of Chapparal).

I was born in Los Angeles and my parents moved out to Chino when I was 15 years old. After college and marriage I moved to Perris and Victorville (Eagle Ranch subdivision). As the years went by, I got tired of the rat race. I saw the home prices sky rocket and knew there would be a crash. The quality of life in most areas in California have gone down. I too was a die-hard Californian, but I decided to take a chance. I moved with my wife and two kids to Texas (Austin). Life is a bit slower there but that's ok. Sure some areas will have the urban problems seen everywhere, but I love living in Texas. Many articles have been written about the huge number of Californians leaving the golden state to find other opportunities in different states. I guess what I'm trying to say is : don't be afraid to venture out of your comfort zone. I know you can't beat the weather or the beauty of California, but sometimes you've got to move some place where you can stop and smell the roses. I realized this after having kids. Good luck to you, I hope you find a place you can truly call home!
