I grew up in Victorville and have lived in Hemet, Palmdale, Murrieta. Safety wise I do not recommend VV or Palmdale. But if you are going to live in High Desert try living close to freeway like Hesperia or Oak Hills, the drive would be cut down. Avoid anything near Bear Valley Road or you will be sorry during traffic trying to get home. Not sure about Riverside, I'm sure it has it's crime too, but at least it's not so ugly. I love Murrieta and Temecula areas, but I think the drive would be too far. What about Rancho Cucamonga, is it still higher priced over there, I am not sure how crime is there either.

I've lived in Riverside (about 5 miles west of downtown) for 11 years now and really appreciate it. It is not as active as LA or close to good beaches like the OC, but it is clean and safe. I have never felt unsafe here, no matter where I am I feel comfortable (and I am a 120lbs guy who looks intimidating as a hamster). And plus, with the whole "Riverside Renaissance" in full swing, the city is improving it's looks. I've been to all the places you mentioned, and feel that Riverside has the most to offer for reasonable prices - at least compared to LA/OC. Good luck choosing!

I'd stick with Riverside also!

I lived in Hesperia for 15 years, on the Mesa area. I would perfer Oak Hills, or West Hesperia close to the 15 fwy. And yes AVOID anything remotely close to Bear Valley Rd! That road is HORROR!!!!!

Be careful!! they have many houses in Victorville that have a $3700 Mello Roos. That is a another tax u will have to pay!! I just purchased a house in Victorville and was not told about the Mello Roos! I am going to sue the company that the agent that assured me that the house i was buying was not a Mello Roos!

You need to be careful!! These places have a secreat that they don't tell u about! Like Mello Roos houses in certin areas. It is very hard to figure out the houses that have it. that will add another $300 dollar to your monthy payment. The Mello roos is 3700 a year for 30 years!!! That is on top of your property taxes!! I just purchased a house a week ago and founf out.. my agent hide it from me. I am also finding out this is happening to lots of people.

I paid 158,000 on a bank owned house. The sqft is 3,100. I have the proof that the agent withheld this info. I wish there was a way to post all the E-mails she sent me so everyone can see what she did... and to see the proof on how she kept 9 pages from me only sending page 5.. while keeping the 9 other pages that went along with page 5 away from me!!

I called the office who is adding the mello Roos and she told me that she is getting phone calls from other people in the area of Victor valley who like me purchased a house and was not told about the Mello Roos tax! I think something needs to be done to protect people!! or a year from now we will hear about all the people going through foreclosures because they can't make either there monthy payments or pay there taxes!! I am upset and i see in my other messages i have mispelled. Sorry.

Mello Roos where I think the only place in in the golden Triangle area and thats only to keep all the section 8 out .Do you know of any other location that has Mello Roos
