It's been a while since I checked this blog as it seems to have hibernated for sometime. Let me share some thoughts though as I am one of those "normal" people (I guess...). Since we have 3 cars, I used to park at guest parking at night until I received HOA notice. Rather than risk a penalty or worse, being towed, I park at Cota at night and weekends. Our house is along Cota so I can see and check on my car from our house from time to time. I think though that homeowners should be allowed to use the guest parking at night since the guests should be gone by then, right? I had a chance to talk to our neighbor who lives along Cota also and she said the neighbors across the street in the apartments are nice and peaceful people. They are just noisy when they have parties but otherwise I don't see any concern on safety and peace. We don't hear their noise though from our house as we always keep our windows closed due to the noise from passing cars.
Have any of you guys got your $8K tax credit? I have friends who got theirs but mine seems to have entered the twilight zone. I followed up the IRS and all they can tell me is just wait as it is still being processed.

hey J&R&R...
i haven't moved in yet, but that is definitely some good information. i was kind of concerned about the parking situation. i think after a certain time, you should use the visitor parking. but i also live close to cota, so you can definitely park there. i just don't know about parking there overnight...
we are supposed to close today, and get the keys. after that, i'm trying to determine what the next steps are...who do i need to call? i know there are things that need to be set up...have any idea?

I park my car at cota overnight daily and so far it seems safe. After you close, you need to call Roger to get the keys. Then you can move in. You also need to call the homeowners association (or Montage) to set up your gate access. But they would need your home phone# to do that. Your Closing Statement will be sent at RRV and not your old address. You will need this for your tax refund. After we moved in, the ants also moved in so if you need referral for pest control, just let me know. Not everyone had this problem, but I noticed that those living near cota and river road are the ones affected. Otherwise, congrats and welcome to our community.

well, we picked up our keys from manny this morning along with the garage door openers, common area keys, and mail box keys. i have an fha inspection tomorrow afternoon as well. we will most likely be moving in through the week, and probably by next weekend.
we have already set up water, trash and sewage. we need to set up electricity and gas. probably wait till monday to do that.
my brother lives in corona and told me about the ants. he recommends terminex. what pest control did you use? i think window treatments and blinds are also important. any info you can provide would be greatly appreciated.

hey everyone. hopefully someone from the community checks this and offers some information. we just moved in and are thinking about pest control. i've seen a lot of ants around the sidewalk and front porch. i haven't seen many inside the house, but i know that's just a matter of time. has anyone used any pest control service that they can recommned? or has anyone just bought some repellent from home depot or anything? we were considering using terminex, but i read some really bad consumer reports about them. let me know...thanks.

Yes, it is only a matter of time once some ants get inside the house. We (and at least 2 other neighbors) tried to do pest control ourselves for about a month using ant repellants from Home Depot/Lowes and finally gave up. The ants seem to be smarter than us so we gave up the battle and let the pro do it. A friend recommended Academy Pest Control (Mark Sumpter 877-737-8750) since they are the lowest priced compared to others. After his treatment, the ants are gone the following day. Treatments come every 2 months.

Thanks for the referral. i called mark, and we may have him come out on monday to spray. its good because there is no contract and you only call when you need him to come out. he said that he's done 3 houses and that he hasn't received a call back...so that's good news.
hopefully we'll be fully moved in with all our stuff come saturday. i know there are a bunch of other things i need to take care of...like electricity and gas. we haven't changed it over as we haven't moved in yet. when do you think we should change that over? as well as cable phone and internet...what provider do you have and what do you recommend?

You need to set up your utilities before you move in. You don't want to move in without gas, water or electriticty. I understand that after you get the keys you only have a few days for the cutover from developer to homeowner. Our provider is AT&T Uverse for our cable and internet and the service is great. They also offers rebate of $150 for new installs. We got our rebate even before we got our first bill. For our home phone, we are using Magic Jack (from Best Buys or Walgreen) for $39.99. NO monthly bills. Only annual fee of $19.95. No charge for calls in US and Canada.

we called and changed over our water and trash. however, i didn't call in electricity or gas yet, as we haven't officially moved yet. i was thinking about what you said with regards to the cutoff, but when we moved in some stuff last night, the electricity and gas are still on. we got our keys last friday.
i will most likely change it today anyways.
is at&t uverse the only provider we can use? i was looking into verizon fios, but i don't think they offer that in our area. i'm glad that at&t is offering that stuff. how much does it cost for the internet and cable? i was thinking of the doing the same thing with the magic jack as well.
