Trazola, after you signed the papers,did you make the deposit 8000? You still haven't locked the rate with the lender Geof?

I am not planning on having a home inspection even though I should lol. That is true that our first year of home insurance is paid for but I'm sure we will have to pay a deductible if something should come up (e.g. electrical, structural...) But since Phase 1 homes were completed about a year ago there really should be no issues (crossing fingers). I just realized that we still have to purchase a Home Owners Insurance Policy for earthquakes and the like. I was under the belief that Montage was picking up the cost for that too hehehe. 21st Century looks like a good deal. Anyone else have any insurance recommendations?

Oh no, I locked the rate earlier this month and gave the 8000 deposit at the end of March when I signed all the papers. I haven't heard back as to whether the loan was approved, but I'm going to call Geoff and see where we are. (When I said Brian earlier, I meant Roger...keep calling him that  )

Lindy, my understanding is that there is a 100% warranty the 1st year from the builder...bumper to bumper as Roger called it. I wouldn't think there would be a deductible for that 1st yr. Even though Phase 1 was completed so long ago, no one has lived in them so they could still have any kind of issue that would be noticed as we are living there. I am still debating the inspection. I have some friends who say do it before the walk through, and I also read somewhere that in new homes it's a good idea to have one done at about 10 mo's, before the warranty expires.
I have decided not to purchase earthquake insurance. It's very expensive and the homes have built with post-tension slab foundations which should keep any damage to a minimum. Hopefully I won't regret that decision! I'm not sure if fire insurance is include, so will have to check that out.

I decided not to pruchase earthquake insurance also. I heard that it's expensive and deductible is so much. Lindy,how 's 21 st century, how much is that?

This week on Sunday I went to River Road Village and checked it up my unit. I saw some blue tapes inside and outside. Roger told me that they inspected the house and will do the minor repair.

I was wonderig what the blue tape was. I emailed Geoff today and asked him if I needed to purchase insurance prior to close of escrow. He said no but if I wanted to I could get earth quake insurance. Does anyone know the insurance company for our first year and why it covers? I can't seem to locate any info on it. Anyhow, after calling 21st century and asking for earth quake insurance they quoted me $485.

The places they put blue tapes are where they want to fix. It seems very necessary to figure out what kind of insurance we have. I asked Roger about the insurance company, he said he didn't know,but he can ask the builder for me, after that he never mentioned it...
