Temecula Neighborhoods
Can anyone recommend specific neighborhoods or areas of Temecula that would be good for a young family? We are in our mid 20's and have a 4 month old son. We currently live in East San Diego County and are looking to buy a house in Temecula in the next year or two. Obviously we're looking for a family friendly neighborhood and it would be nice to be around other young families too since we don't know anyone up there. Any advice would be great. Thanks!
Btw we're looking for somewhere without HOA fees and street names would be helpful because we would like to drive up there one weekend and check out the neighborhoods. Thanks again!

There is a development with 4 streets, no HOA, and low property taxes off Butterfield Stage and Temecula Pkwy/US 79S that's built in the 90s. We loved the houses there and tried to purchase one of a few available this summer, but they went off the market as quickly as they went on. The houses were very nice and well designed, much better than the stuff you see in Paseo Del Sol and Paloma Del Sol.
The streets are:
Brentwood Place
Maplewood Court
Rosewood Circle
Crestview Circle
Now I'm not sure how many young families live in that neighborhood, but we saw a few basketball hoops and kids riding bikes. There are no parks or trails within that neighborhood(that's what you get with no HOA).
Otherwise, you'll have to look in the parts of town developed in the 80s. We saw a few houses there near some of the good elementaries, but maybe a little older families.

It will be a challenge to find a neighborhood with no HOA, and if you do, it will be very small (which is good in terms of meeting your neighbors, but bad in terms of number of homes available). As for your main question, Temecula basically exists as a city for families, so if you find a home you like in a neighborhood you like, you'd be hard pressed not to find families there. If I were you, even though your son is young, I would research elementary schools in the area at GreatSchools - Public and Private School Ratings, Reviews and Parent Community and choose a home zoned for one of the highest rated elementary schools. It may not matter to you now specifically, but you are more apt to wind up with family-focused neighbors, and you'll have an easier time with resale should you ever choose to sell.

Yes, I forgot to put that we would like to be near a good elementary school too. I know, we have a lot of requirements

The neighborhood I mentioned goes to Pauba Valley Elementary, which seems to be a good school.

Here are the TVUSD elementary schools sorted by ranking--- highest to lowest. There is only one school that I would not consider for my children based on performance and location, and that is Temecula Elementary, which is at the very bottom of the list. Otherwise, it's hard to go wrong 'round here  .

We lived in Paseo del Sol. I've never seen so many kids and families in one neighborhood. The elementary school was/is phenomenal (Abby Reinke), so I would guess that is why so many families are in this neighborhood.
I think the above poster was talking about the custom wine country homes. Yes, those are the prettiest, nicest homes in Temec. I'd agree. They are much pricier though and you don't get the community feel of neighborhood kids running around all afternoon.

We chose french valley. still in tvusd, great prices, all families. we love it. we found a 3200 sq ft house built in 2004 for under $300K, no HOA. there are a couple of house for sale on our street.

I would suggest Vail Ranch Community in South Temecula. South Temecula is quiet compare to central/north and has easier access to HWY South and Beach bound. Vail has no HOA, and low taxes and is a mix of families. If you were longterm you would also be setting your child up for Great Oak High School, as ugly as Vail Ranch Middle School looks it is acually a great school, my daugher is military and has been to private and Embassy Schooled and is challenaged. Temecula is family orientated, with little league, pony football, children swim team, etc. Redhawk has alot of retires or kids in High School. Remember all schools in Temecula are only great because there is a HUGE number of residence that hold their kids accountable to do well. Schools are not doing any thing special, they are teaching standards out of workbooks.
