Temecula land what to do with it?
I have 10 acres behind callaway winnery in temucla. Its zoned for residential agriculure. Any ideas on what to do with it???

I don't know but I've had lunch at Calloway's and sipped the wine -- it's beautiful land!

SELL it. And I'd sell it now.
There are TONS of people looking for land to buy a house, and Temecula is such a family community, I think you could find someone who is looking to build a custom home. I'm sure it has absolutely stunning views.
Have you thought about contacting the winery as well and seeing if they are looking to expand?
Where do you live now? Are you local?

Growing commercially-viable grapes, avocados or citrus is not simple. But you can rent the land to a winery to grow grapes on, or someone else to grow avocados on - these will be long-term leases. Or you can grow easier, faster crops like lavender or houseplants for wholesale.

If the some part of the land is graded, has roads, electric, and phone, and is basically ready to build, I would sell just enough to pay for a large home for cash on the remaining acreage. Being next to a vineyard guarantees you no tract-sprawl as a neighbor - a rarity anywhere in exurban SoCal.
If the land is raw, I would consider selling it, although I would think that with the amount of overbuilding going on up there his land will probably not sell for what it's worth. If places like Southern Riverside continue to grow (and it appears they will).. that raw land could be worth a helluva lot more in 10+ years.

I have an idea!
I live in Temecula, and am the director of an alternative charter school. We are working VERY hard to find land and have a building for our school. This area is so desperately in need of buildings for children, and we have been looking in the wine country because we want some natural land for the kids to run around on. Our school currently has 2000, and had 4500 up until a couple of months ago until we split into two. Someone is looking to build for us in old town Murrieta, charging us 2.25 per square foot, for 8000 square feet. The program I direct only has 100, but that is because our current building can only accommodate that. With the amount of kids moving to this area, I have to turn down people all the time. We need a permanent facility, quite badly.
If you would be willing to build a facility on your land, I believe you would be paid handsomely!  Also, it would be great for the community!

Land Idea
If you do have the land you could probably get the most benifit from tax breaks, instead of renting it out. You could lease the land or put a limited land trust on it leasing it to a non profit organization and then the property may not make you direct money, but if you are like most americans the tax savings can be greater than the amount you could get from income.
