East side is much more "tract" than the Bundy Canyon to Ortega hwy area (isnt most of that in Lake Elsinore?) Menifee lakes is quite nice, but lots of dead yards and empty hoses right now-shouldnt last too long....
I suggest looking in Canyon Lake if you want a "safe" neighborhood-gated, security patrols, lots to do-I lived in that general area for 4-5 years and liked CL best

lizzy...there are some really nice homes in that area...only a few years old in fact! I'd move to that area if I were looking for a home.
I had to check the date of your post, because when I read jtsigma's comments about Menifee being unincorporated, I thought it was an older post! Menifee is incorportate and has it's own police...although I do believe they are contracted from the Riverside County Sherriff's Office... never the less we do have police protection.
I'm not sure why jtsigma chose to come to Menifee via Bundy Canyon...that is not a true picture of Menifee! (Actually I'm not sure that area is Menifee!) Yes, it's rural, but not everyone wants a tract house! Had he/she gone a little farther, he/she would have seen the actual heart of Menifee...which is a new open air Mall, complete with Super Target, Sport Chalet, Best Buy, Kohl's, TJ Maxx, Red Robin Restaurant, to name a few! And that is surrounded by many new housing developments.
No, we aren't Temecula or Murrieta, but then we don't have the traffic problems that Temecula has, nor their prices! Good luck in your search!

Menifee, Ca
I have lived in Menifee, Ca for over 9 years a love it. I have seen it grow and become a caring community. I also lived in Murrieta for 6 yr (5 miles away). I live in a senior community, and retired from the school district 3 yrs ago. MENIFEE, HAS A GREAT SCHOOL DISTRICT, THAT AREA AROUND THAT SCHOOL IS A GOOD AREA.
WHOEVER WROTE ABOUT A TRASHY AREA WITH MOBIL HOUSE WAS REFERRING TO BUNDY CYN.....THAT IS WILDOMAR, CA. NOT MENIFEE. I AM PLEASED TO LIVE HERE. LADYBEE

I have to agree, the Eastern side of Menifee, east of the 215 fwy and Newport Rd is where you will find many of the newer housing tracts. Heritage Lake is on the far north side of Menifee east of the 215 fwy, as well as Rollling Hills, Menifee Lakes, Menifee Greens and a couple of senior developments as well. All of these neighborhoods I just mentioned are master planned, very nice with homes ranging from 2000 to 4200 square feet.
Menifee isn't Temecula or Murrieta, but it most definetly not an area full of mobile homes or modular homes as well. It's basically an area that's up and coming, but still desirable by PROFESSIONAL or family oriented people who want live some where nice and who take pride in their homes and city.

Thanks for the rep Carmac. Much love to you also. You are very right about Menifee not being a Temecula or Murrieta, but again I am hoping Menifee doesn't get as big and crowded as those cities. Time will tell as to whether or not Menifee becomes the city that many of us hope it becomes or stays, which is low crime, safe streets to walk down, and people who are attracted to this area who want something nice, and are family oriented.

After driving out there on Monday, I've decided to no longer look in Menifee. It is far too rural for me. There are a couple of nice track homes but they are surrounded by the scariest elements of trailers and 3rd world country looking properties. This area is unincorporated so no schools of their own, no commercial areas etc. The prices they are asking for the homes are not THAT much better (maybe 50k less) than Murrieta and Temecula. For that, it would not be worth it imo.

Your info. is wrong ! Menifee is a city. Too rural ? Oh you've got to be kidding ! There may be some questionable areas ( just like every city in the US ) but third world, c'mon. I wonder where you were looking ? We do have our own school's, btw. Temecula and Murrieta are not immune, they have their share of bad neighborhoods. I've been here 13 yrs. and although it's over crowded I still like it.

Perhaps it was indeed Wildomar. It's not very clear where the border starts and stops. Anyway, I drove in from Bundy exit on the 15 all the way to the two blocks of tract homes and then beyond, where there is just more dirt roads. So that 2 blocks was very nice and maybe I do have the wrong impression. Are the lakes where I should be looking? Perhaps I'll revisit and give my opinion again thereafter.
