well I didn't want to be quite as blunt as booz30 but frankly I would not want to establish my family in that area. Travel a little further south on the 215 into Menifee and it's like a different world. That said, SoCalPerson has given you some great advice:
"I would stay in Anaheim. Commutes are killer, and you spend hours and hours of each day on the freeway. Don't worry about losing your equity. This house lost a lot of value at one time in the early nineties, but it's now worth three times what we paid for it in 1990. Best of luck whatever route you decide to take. |

I moved from OC three years ago and went throught the same thing your going through now. As the OC- Inland Areas are also segregated by income levels. Perris would not be my first choice. In the City of Riverside- there are some very clean safe and respectable neighborhoods. Go the the city of riversie web site and you can read up on all the neighborhoods. $400K or less, the "Wood Streets" or "Magnolia Center" woulf be great. Close to shopping, food, markets- and the community has pride of ownership. I live in riverside-when i want something good to eat i drive down to newport for dinner. takes me about 20-30 min to get to the toll road from riverside- once on the toll road- im in Irvine in 10 min. Dont go to Perris. |

I work for a public builder- Buyers think that the price sheets they are given by the builder IS THE PRICE- not true. Inventory is not moving right now. Builders are not emotional as resale folks. NEGOTIATE HARD. the cost to keep carying these homes is staggering. IF you buy KB - low ball them hard- and use an agent to make an offer- most people dont know they can negotiate on new construction- negotiate for floor upgrades, cabinets, appliances etc. good luck: |

I'm back to second what Jmiles said about Riverside, and in particular the Wood Streets and Magnolia Center. Parts of Arlington are nice, too, and they're priced from high 300000 to 500000.

I currently live in the Montevina Community you most likely looked at. We have been here for four months now and are pretty much happy with our decision to move here. Everywhere you go there are going to be some people or neighbors that aren't the best but luckily we haven't had many problems and overall like our neighbors.
We got the plan 4 and love the house... we also overlook the new park which my children love. As for things to do here as a family... other than the lake there isn't much here yet... but it's growing. There are parks in the area and the closest mall and shopping area is in Moreno Valley. However, it's not too far away and we enjoy going up there or down into Temecula. As for the commute, I'm not sure. My husand takes the metro into downtown so I haven't gone to the beach cities that often... however when I do I take the either the 74 which is under construction still or the 71 or 57 over to the 91. It's not to bad that way. I hope this helps a little. It was a big move for us too... we came from the Redondo Beach area. And the lake is clean by the way... we really enjoy it and have not had a problem with the dam breaking and have been though 3 earth quakes since moving out here =) Just make sure that if you do make the decison to move out here and buy a house that you ride KB every step of the way... you won't believe all the crap I had to call them on during construction. But the house is awesome now and we need more good neighbors... so come on down! =) Have a good one! |

Perris isn't that bad. It gets a bad reputation I guess. I have an aunt and uncle (with their three kids), that live there, and they have a large house (cheap compared to other parts of IE), in a new community. They are just minutes away from Moreno Valley mall (which has a ton of shopping options).

Hey dirty work, While Perris may not be heaven for every one ( I lived in Homeland for 6 yrs, in years, just up the street)i would recomend that a person in your business ( landscaping and maintainance) that you take a good look at Beaumont or Banning areas.Lots of high end homes there ,that would need your services. I have many friends that live in Plantations on the Lake a high end modular home community, off the 10 freeway. And I will tell you that the hardest thing to get there is a gardner that wants to work. Plus they are building about 21,000 new homes right next to this park with a PGA class golf course. No need to fight the traffic to Orange county every day. Prices for homes are also not that bad in the next town called Calimesa, just be sure to stay out of Yucaipa when looking for a home! Every time that i visit my friends at the Plantations i windup staying there 2or3 extra days doing things that they could not get someone to do, And they do pay well! (the one on 4th closed down probably due to not enough customers and most customers going to the newer one on Perris Blvd.) Winco just opened up in Perris on Nov 5th 2007 (in South Perris) and we ARE getting a Super Wal-mart, Target, Best Buy and a Home Depot on Romona Exp. Time and red tape are getting in the way of these businesses coming here. Land is expensive and so is rent space. (I did my research). Perris also has a StarBucks ![]() ![]() on Nuevo and a 31 Flavors. Those were built about 4-5 years ago. If you crave go-kart racing you can travel about 16 miles south to Murrieta and go to Pole Position. It's 20 bucks a pop to race, unless you are a member. Pechanga is 25 miles south and Morongo Casino (my favorite) is about 30-35 miles away in Cabazon-right off the 10. This city has grown so much! I remember when Nuevo used to be a stop sign on the freeway. May Ranch is a fine place to live. I live on the east side of town as well. This house was built in 1991. Many people think of downtown Perris when I say I live in Perris. But it's okay. They don't know how nice this house is! If you have not moved yet, come down here and take a look. It's not all that bad. I'm sure you lock your doors at night where you live now! Well, we do that here too! The best place to work (I think) is in Riverside or the Ontario area. I wouldn't suggest finding a job in Temecula unless you are an accountant or a professional executive or in construction. Anything else and you will get low wages in the Temecula area. Riverside and Ontario/Pomona seems to pay much better. May be since it is closer to O.C and LA? Ontario is a 34 miie drive. Temecula and Hemet are BOTH 18 miles from Perris. |
