Sage & Shasta off of White Road.... it was a little hard to get into it the first time. Kept getting turned around by misleading GPS directions.

So I'm still looking, the competition for the price range I'm looking in is pretty tough. Multiple bids on everything. Looking in Phelan, Hesperia, Pinon Hills, Apple Valley, Victorville... the list goes on. Wish me luck.

I don't think I'll have any flowers or fruit trees (unless they're already there) but I do look forward to a vegetable garden. I'll likely go with raised beds.
If you buy in Phelan, it will be expensive county water. If you are looking for a house with a well, look into Llano (la county w of phelan), or El Mirage (n of phelan).

I did purchase a home in Phelan. Water will be my major expense, and if water is there I will have someone give me a bid to drill a well. It will all depend on what its going to cost. But if I have both well water and county water, then I can use well water to irrigate the gardens and trees. And then the other for the house.... does that sound feasible?

It would probably not be worth the cost of drilling and casing the well, but if you did, why would you use county water?
