Default La Jolla or Scripps Miramar? What say you?

As I posted a few months ago, I am moving out of a rental condo in downtown and started looking for a townhouse. I am looking at two townhouses, one in the La Jolla Colony community in La Jolla(2 beds/2.5baths, 1400 sqft, built 1986) and the other one in the Ivy Hill community in Scripps Miramar(3beds/2.5baths, 1500 sq ft, built 1999). Prices are basically the same, between 470k-490k.

I am deciding which one I should buy and which one would be a better fit for me. I am single, live my myself and work in Chula Vista, so the commute time is basically the same, about 30 min or so. My heart tells me to get the one in La Jolla since it's close to the beach, but my mind tells me to get the one in Scripps Miramar since it's newer, has one more bedroom and looks slightly nice on the inside.

What do you folks think? Which one would you buy if you were me?

If I were single and I worked in Chula Vista, I probably wouldn't be looking at townhomes north of the 54.

Considering your situation, I would say UTC.
I know the Scripps Ranch condo development you are looking at very well as I pass this 5 days a week up Scripps Ranch Blvd. I think the location is awesome, but its like an island up there as its on top of a hill. Gorgeous views, but being single, living in SR and commuting to CV doesnt sound like it adds up to maximizing your fun. Plus, SR is hardcore suburb...although its very nice, you may be outnumbered by the families which reside there.

UTC appears to have a wider variety of "single life" outlets as well as access to other nearby beach cities.

I would not move to La Jolla, people there are snobby and stuck up.

Try Miramar or Scripps Ranch

Disclaimer.....I'm a Realtor and resident of La Jolla. Your reasons given for choice compare the more desired area vs a more desired space. Subliminal or not, that's the line you drew. In my experience, clients who give more weight to area, tend to be less likely to move within 5 years. Buy where you will be most happy with your community. And of course....always use ME as your Realtor. lol

we are planing to move from nyc to sd area with two kids.both of us are working as nurses(rn) more than 10 years.our elder one is four year old and on mild autistic spectrum.please give us an idea about schools with special needs programes,neighourhoods and hospitals.

Personally, I'd go for the larger place. Yes, one is at the beach and the other is five miles from the beach but five miles isn't that far and you can just do the 10 minute drive if you want to go to the beach. Also there will be a lot less traffic and better freeway access in Scripps.
