Anyone familiar with Lemon Grove? (San Diego, Spring Valley: low income, fit in, section 8)

Hi guys!
My husband is looking for a location to start up his dental practice. We live in OC, and there is a dentist on every corner! It looks like the entire SoCal is over-saturated with dentists. Anyways...we did a lot of research and came across Lemon Grove which looks like it has very few dental offices. We drove down there, and it seemed to be a middle to low-middle class area.We walked around, ate at In'n'Out, even did some bargain shopping we don't find anywhere in OC! and it looked pretty safe everywhere.
We are looking for a decent place with low rent, and people who have disposable income for dentistry. What do you think? Are we on the right track?Will Lemon Grove work out?

Working and lower-middle class area. A lot of longtime military homeowners. Some apartments, mostly low income and section 8. Mostly suburban, some areas still have a semi-rural feel. Generally underdeveloped infrastructure - still fairly primitive levels of development given the population levels. Relatively safe overall, this is San Diego. Northern sections are better, gang activity is in the southern sections (Skyline areas). Disposable income? Dentistry? Hard to say. My guess is most people who care about their teeth and live in Lemon Grove are in the military and get those services on the base for free or at very low cost.

Hi, I actually just bought a great little house in LG coming from living downtown for 6 years
I have no idea on how to run a business but it would seem you are doing your homework. Your observations about the area as well as Sassberto's knowledge of the area are pretty accurate. While I dont fit in the middle-low income bracket, I saw value and potential here like: a small city govt, 2 trolley stops and diverse community.
The area I bought my house (northern part just west of LG Ave. uust south of Broadway) has lots of retired military folks. The further you go down the hill on Lemon Grove Ave closer to Encanto, it starts to change a bit as well as hugging the 125 east of LG Ave.
RE agents I have spoken to that specialize in this area have seen more frequent interest and sales to folks in their 30s and gay couples not wanting to be too far from city but having access to a village downtown moving in.
One last thing. The LG trolley depot on LG Ave and Broadway is making way for a new Main St Promende. It has broken ground this week and the revitalization looks pretty cool so far from the computer renderings. It should def liven up the village area businesses. They are also re-routing the LG Ave exit/entrance off the 94 as part of this plan (right now its just a really weird set up.)
The recent elections also may be changing some of the direction to pro business incentives as well. LG actually still has a rainy day fund and has a fiscally conservative agenda. Maybe calling the Chamber of Commerce in LG might give you some more info from a business standpoint (taxes, rent etc.)
I have a chiropractic practice nearby in Spring Valley. There is a diverse mix of people all over East County. If your demographic research suggests Lemon Grove is a good location, then trust it and go for it! No, not everyone there can afford dental care, but then as I said there's enough of a mix of people that you should be able to build a solid, paying, patient base. If I can help, let me know.

Question about demographics:would it be essential to hire Spanish-speaking staff? To me it looked that there were more African-Americans than Hispanics in the area. By the way, my husband looks Greek/Jewish... and speaks with an accent !! Would that matter?

LOL. Yes I suppose his accent and look wouldnt hurt? I am just imagining the total opposite which would be a Ken doll (blonde, blue eyes, shining teeth).
Demographically from what I have seen here on city-data, LG is white (a shade over 50%) and as Sassberto said, retired military. African Americans to my knowledge are further south in the Encanto area, but its relatively close to LG. I think off the top of my head, hispanics are second in the pie chart percentages.
Hiring someone that is bilingual certainly would benefit anywhere in San Diego.
