We've been looking at various master planned family communities like Del Sur, 4S, and La Costa Greens, but the Mello-Roos and HOA fees seem to be off the charts in all. I really need advice on a good family MPC in SD County that's either sans Mello-Roos and heavy HOA fees, or light.
I'm not prepared to shell out $1500/month for taxes and related costs. Thanks for your input!!! |

Go to older communities in 92127/92128.
Camino Bernardo High Country West Morning Creek (Sabre Springs) Bernardo Pointe All are very nice and all are right around the 1% tax rate with low HOA. |
