For the most part, the closer you get towards the center of Escondido, the more ghetto it looks. The hills around Escondido have very nice areas, especially in the south and east by San Pasqual.

Schools in the south have higher test scores....In general, schools in North and Central Escondido have much poorer populations of students that are learning English.

Escondido Charter is a good alternative to the traditional schools. Also, if you are going to live in west/northwest Escondido, then you might want to reconsider living within San Marcos Unified or getting a transfer to the district. A few yards literally can make a huge difference:

For instance if you lived south of Rock Springs you would go to SMUSD:
Knob Hill Elementary API: 905
Woodland Park Middle API: 866
Mission Hills High API: 839
*all of these schools had test scores increase. In addition, Knob Hill has been a CA Distinguished school twice, a Title One Academic Achievement school twice, and a National Blue Ribbon school in the past 7 years. Woodland has also been designated a a Distinguished school twice*

north of Rock Springs would put you in Escondido schools:
Rock Springs Elementary API: 714
Rincon Middle API: 769
Escondido High API: 725
*test scores at all these schools went down last year*

Just something to consider...

You are so right that the closer you get to the center, the worse it gets. There are some nice areas around the outskirts of Escondido. You may pay a more for housing, but they are not ghetto homes. Schools are not bad in Escondido. Could be worse.

I grew up in Escondido. While the ethnic face of the city hasn't changed much, I did notice one big change in the past few years. Bums. Lots of bums. My father lives in east Esco. I would stay far away from Palomar Medical Center. That seems to be the a pin in the map of where not to live. Get on the outskirts as was already mentioned. If you're looking to buy...and can handle the drive...go up to Temecula. We're handling a couple home deals up there. I loved the 5 years I spent living in Temecula. Good luck!

North of El Norte and east of Valley Parkway seems to be nicer. Anything South, gets a little run down I've noticed.
