I know 163 is unconjested in both north and south reverse commutes (unless of course there is a padres came in the afternoon). I have taken the 805 southbound to downtown in the afternoon from Kearney Mesa, and there can definitely be some traffic. I think that is because people must be heading home to south county, whereas 163 is strait to downtown.
Yes, I use the 94w>15N/805N exchange a few times a week going to Scripps Ranch/Poway. From the eastern side of said N/S freeways there is usually a 5 min backup from Euclid to the exchange. However, once on either the 805 or 15 its decent until the 8 merges with the 15. It gets congested but then open up quickly after Aero Dr.

Basically if one needs to be at work at 8am to Kearny Mesa, its about a 15 min commute on the freeway give or take 5 mins. Depending on where you live to get to the freeway, that can add maybe another 5 mins.

Coming home its roughly the same deal.

The 163 however RIGHT NOW is great. They are in the process of building that monstrosity in Mission Valley called Civita on the eastern side the 163 and north of Friars. Although that is years out from being completed, I am curious to see how negatively it may impact the otherwise smooth commute times on the 163. The Friars Rd exit is tough already...

4. Gaslamp/Little Italy (Not sure about accessibility to work in the AM)
5. Normal Heights/Kensington (Need to do research)
6. South Park/Golden Hill (need to do research)
7. Tierrasanta, Clairemont Mesa (proximity to work is perfect but may be too suburby and lifeless for me - no offense)
8. Mission Hills (Doesn't seem to offer anything except it's in the middle of everything...)
9. University Heights (need researach)
10. Bird Rock (Need to do research; traffic in AM may be an issue)
11. UTC/PB (Ok, but driving/traffic to work may be an issue)
12. Point Loma (need research - too far from work I believe)
You must be referring to Mission Valley here. Mission Hills offers EVERYTHING you could want - and you would be paying for it, I assure you. Mission Hills is one of the premier neighborhoods in San Diego, competing with La Jolla for the glitz and glamour.

For #s 5, 6, and 9, I don't think you really need to do much research. These areas will work for you. University Heights is close to Hillcrest for nightlife, and Normal Heights is developing its own nightlife scene. South Park has its own series of neighborhood restaurants along 30th Street that do a great business.

Thank you so much for the feedback...and clarification on the various neighborhoods. I'm going through padmapper now to look for availability and the inputs here are invaluable. San Diego I'm beginning to realize is rich in the number of viable areas to reside. More than likely, I will stay in a hotel for a few weeks and spend time in the recommended areas.
