Getting stationed at Imperial Beach, have 3 kids 14, 4 and 1 did some research and are thinking about areas east of the 805 which was highly recommended Terra Nova, Rancho Del Rey (91910, 91911) and possibly Ocean crest (92154) formerly known as "The Pits?" we'll be there in March to get a better feel for the areas but as far as maps and greatschools they seem like prospective areas to raise a family and commute, any thoughts, run for your dear life, or information on those areas?

Generally speaking east of 805 in Chula Vista is newer with better schools and more family-oriented. West of 805 is very spotty.

We live in Chula Vista in the Otay Ranch area and close to Eastlake. Honestly we really like it here. A lot of young families. Also affordable homes but can be high mello roos fees. It is close enough to most things. We had considered living up north near Poway and that area, but glad we didn't. It is actually a little further away from the things we like to do, like downtown, the zoo, coronado where my husband works. We don't regret choosing to live here, we're happy

Don't write off IB. It can be quirky, not typical suburbia, but it is a nice quiet little town. Housing is somewhat affordable compared to East Chula Vista, without Mello-Roos fees and HOA fees unless you are in a condo. Come down and spend some time, have breakfast at one of the Seacoast places, go to the Tijuana Estuary Visitor Center and walk on the trails, ride your bikes on the Bayshore Bikeway and stop at the "rest area" at the bridge to enjoy the view and check out the birds. Take a walk on the pier, then a stroll on the beach, have fish tacos for lunch. You get the idea! Elementary schools in IB are good, high school gives back what the students put into it.
