We moved to Nestor from the Lincoln Acres area of National City in 2004. We live 1 mile from the 805 freeway off of Palm Ave. It is an older neighborhood. We do happen to be in a cul de sac.

I love the climate here. Never really gets too hot. We have never had any problems with crime/safety issues. The majority of the people who live where I do are either retired military or working folks like we are. My favorite restaurant for sushi is Tomadochi. I love sushi!

Palm Avenue one mile from the 805? That is Otay Mesa, not Nestor. Nestor is west of the 5 and extends roughly west towards Imperial Beach. And yes, I agree that both neighborhoods are nicer than Lincoln Acres, but that's not saying much.

Nestor is a nondescript suburban area. Mostly Latino, low education rates, some gang activity, out of the way for most things. You can get a cheap house but pay for it later when you have to enroll your kids in private school. I would avoid the area near Palm Avenue and Saturn Blvd. I haven't spent much time in every nook and cranny of Nestor, so I can't comment on other parts of the neighborhood in detail.

Nestor is not in a very good location unless you work in Coronado or Otay Mesa. Even then, I would look into other neighborhoods first. You can find something in a similar price range in the older parts of Chula Vista, or even in "good" parts of National City or Otay Mesa. You might even want to consider gentrifying neighborhoods east of downtown San Diego if that is closer to work.

P.S. In case you are wondering, I was born and raised in Chula Vista, so I don't have the north-of-the-8 mentality some San Diegans demonstrate here and in real life.

That is interesting. When I use this tool. East of 805 is included in the Nestor area.

What is interesting is that Nestor shares with CV the 92154 zip, BUT, it seems that using this site, for west CV it does in fact split CV from SD proper (Nestor.)

Ironically I read on this a couple of years ago in VOSD.

Interesting. Then again, I have never known real estate websites to be very good with getting neighborhood names correct. I have seen the Nestor name used for the small area extending from the 5 to the Trolley tracks around Iris Avenue, but what is east of the 5 is Palm City, especially near Palm Avenue. As for Egger Highlands, unless something dramatic has happened in the past 12 years, the name technically exists but is in very limited use.

As a general rule of thumb, I would call anything up the hill from the Trolley tracks (starting around Beyer Blvd.) Otay Mesa; the hill is a pretty clear defining feature in the area. The hill is not nearly as substantial as you go south towards the 905 but the separation persists.
