San Diego pedestrian friendlY?

There any areas where you can walk ( where a lot of people are walking ) and there's good lighting.... perhaps a nice light rail / train.....

perhaps any 'decently affordable places' around downtown ? ~$700 month studios?

I'll be in town for 8 months tops

There are many pedestrian friendly areas in the central parts of San Diego. Not so much in North County.

Don't forget about the North County Coast, ie, Del Mar, Carlsbad, Encinitas, Solana Beach, among others. But I'm not sure you'll find any $700 studios in those areas.

I know of some studios in that price range in the Vista/Oceanside area, but they are a lil more around $750-$800. For $700 you could find a really nice room for rent which might not be such a bad idea seeing as original poster only staying 8months or so. I have not seen any studio priced under $750 for at least a year now on CL.
