Sounds pretty accurate to me.

OP, what about living near the beach but not right in a beach community as an option? It'll be cheaper and maybe you will like not being right on the beach anyway- it seems to get pretty humid and smell like a fish tank sometimes. Check out Mira Mesa, which is pretty much next door to La Jolla but is affordable and has better schools than Imperial Beach. (Any thoughts on this Mira Mesa Resident?) Some people like the UTC area although it does consist mainly of apts/condos. Also check out University City.

How about Clairemont? We have new neighbors (late 20's/early 30's with an almost 2 year old) that just moved here from PB because of their daughter. We are literally 10 minutes from the sand.
