Have been reading all of the posts here and they are generally accurate. I live in Oceanside in an area mentioned in one of the posts. It is in the far most eastern part of the city near the Bonsall border. Although it is a development, tract, it is very pleasant and extremely quiet. I highly recommend it if you want to live in Oceanside not far from Fallbrook. In my area of Jeffries ranch, there are dwellings from small condos to large homes around 3500 square feet and everything in between from very small homes to medium sized to larger.

I also spend a lot of time in Fallbrook, although I'm not as familiar with specific prices, but know about the various areas. It is definitely a rural area compared to most towns west of HIghway 15, except for parts of Olivenhain and Rancho Santa Fe (VERY expensive areas).

If you have any questions about Oceanside, Bonsall, Vista or Fallbrook, let me know. All of these areas have dwellings of all sizes and prices. It is generally much less expensive in these areas, relatively speaking compared to being by the coast.

My area of Jeffries Ranch is extremely family-friendly, off the main road, with almost no traffic.

If you want a more rural area, that has more non-tract type homes, I would recommend Fallbrook. It has a small town feel.

Just more info:

After reading the other posts again, want to clarify. Fallbrook IS accessible from Highway 76, not just Highway 15. That is how I get to Fallbrook, from 76.
Another new high school is being built in the Vista School District but will probably be built in Oceanside (near me) near the Oceanside/Bonsall border off Highway 76. It should be ready in about 3 years. Our local elementary school, MIssion Meadows is a great school and the middle school for this area would be Roosevelt.

There are areas off East Vista Way in Vista that are rural and not tracts. I am not speaking about downtown, but the far northern areas.

I don't know where in Oceanside someone will be working but if it is near Oceanside BLvd. and Rancho Del Oro Rd., for instance, its pretty easy to get to.

Someone mentioned Rancho Del Oro as being near Highway 74 and I think they meant Highway 76. (just a clarification as Highway 74 is MUCH farther north).

For people moving here, I actually recommend renting for a year so you can get more familiar with the various areas. It may be important for you to like the school district, or other amenities more than the size of the home, etc. It just depends on what is most important to you.

Some people want lots of night club action or beach activities, or maybe they want to be away from that. There is a town for what you want most. My particular area is for someone who doesn't want a lot of traffic, noise, but likes a place where children and adults can walk freely without lots of cars.
This area where I am is known for its walkability and quietness.

There is plenty to do here, even if it just going to the beach. The ocean is a wonderful place to spend time, and is available to anyone to visit, even if you don't live there.

Again, if you have questions about any areas of Vista, Oceanside, Bonsall or Fallbrook, I can help you with those areas. Most of all, don't listen to stereotypes of certain towns. Every town around here has areas of all different kinds.
