Peeps. There are predictions that in 50 years most of the waterfront will be under a foot of sea water.

Well out of all as a Landscape Service Provider I see it as a County of real Estate. A beautiful place with nice houses to live in. :-)

2023 things will not change much. By 2033 and 2043 they will build more houses and stores.

In 2023 the first of the boomers born in 1946 (I'm one and was born in San Diego) will start turning 77 so a goodly segment of SD's population will begin slowing down with some disappearing. As others have foretold, there will be increases of, and seniors will be replaced, by younger Asians and Hispanics. My guess is the area will be more crowded with more traffic than you have now. I question if the military presence will be as large, given the current move to reduce it and youth's enthusiasm for and adherence to the current administration. Add the fact that they will continue to be a growing source of voters, as will immigrant citizens, and significant social changes will likely take place. But the sun will shine and the ocean isn't going anywhere anytime soon.

Military has already given up areas like Tierrsasanta and Liberty Station.

I wonder how long before the big piece of land directly to the North of the 52 becomes Scripps Ranch South or even the land in between Oceanside and Orange County.

Probably more urban but with more infil development, not the same degree of sprawl we saw in the past several decades.
