Question Question about Rancho Santa Fe

I noticed that Rancho Santa Fe and Fairbanks Ranch top most of the lists of highest-income places in the United States. Yet, places I expected like Bel-Air, Beverly/Holmby/Hollywood Hills were nowhere to be found.

What makes RSF much more expensive and wealthier than the aformentioned communities? Does the fact that it's so private (most neighborhoods being gated and houses hidden in trees and bushes) add on to it?

RSF is kind of a bad example for the exact reason you're thinking... it's a separate town from SD (I thought many of those places in LA were still technically in the city of LA), very, very small population (don't know exactly how many), and all sorts of those characteristics that tilt the skew. Not to say that it shouldn't be on the list, but perhaps it's aided a bit by that sort of stuff.

roger9552 is on a distinguished road
Rancho Santa Fe is in a semi rural area of San Diego county with lots of eucalyptus trees planted originally for railroad ties. It is a few miles east of Encinitas and yes it has large homes in gated communities. Check it out in Wikipedia ( Wikipedia )

Ah, makes more sense now...thank you.

As I was Google searching for an answer, I read on some site (Forbes I think?) that places like Beverly Hills didn't make the list because while it may seem glitsy and glamorous, some of the homes are at a pretty modest price.

Hahahah, I'm sorry...but just about every San Diegan knows that. I drive through Rancho Santa Fe all the time on my way to work....so I'm fully aware of it's location and that all the homes are hidden in the privacy of trees...
