Can you buy a small single family detached home anywhere in Chula Vista (San Diego) for 150,000 or less without HOA fees and without Mello Roos.

Not that I am aware of. Unless it's a foreclosure auction, perhaps....??? There is nowhere in SD county, with or without HOA or mello roos, where a SFH under 150k can be found, from my experience. Actually, you'd need to go far inland to imperial valley/desert and maybe the inland empire [in a pretty bad neighborhood, I am guessing] to find that. Not many places CA as a whole, north or south, have real estate under that price. I'm not kidding. Even in very rural/remote areas. I cannot think of anywhere off the top off my head, actually. Def. not in CV, sorry. My .02.

You can buy a single family detached home for under $150K in Weed, CA. They're really nice, too.

Try California City near Tehachapi, 29 Palms.

Hey Stan, here is a cool cabin house not far from San Juan! Look at the price! I know it's more than you said you'd want to pay, but man it's still cheap.

The housing market in San Diego is very pricey. SFH for $150k is not reasonable here (though condos and premade homes can be found for that price in some pockets). I own a 3 bed 1 bath, 1200 sq. ft. house that I bought for $275k at the bottom of the market in early 2009. Right now this house could sell for upwards of $380,000 (previous owners paid $455k in 2007). The market has recovered a lot, but many suspect it's in a bit of a bubble again. San Diego values will always be high here, with the nice climate, coastal location, military bases, universities, and bio/tech industry.

But yes, there are plenty of places in California that one can buy decent single family homes for $150k, but those locations are considerably less-desirable, generally with poor job markets and opportunity.

I have a 1950 tract home, 3 bedroom, 2 bath about 1,320 square feet. I paid $325,000 in 2008. It's value is creeping up to just under $400,000 now and I live in a VERY modest neighborhood.
