I remember a few years back you could find a 1-2br for around $900-$1100 depending on the area. Whats it looking like right now because most of what i've seen on craigslist is $1500 and up

A 1br house? Do you mean apartments? Houses are more like 2k+. You can get a 2br in East SD for under 1500 but it will be really crappy and in a crappy area. It all depends on the neighborhood. You need to give us more info.

In North County (north county beach communities, Encinitas, Leucadia, La Costa, South Carlsbad) most of the house rentals ranging from 2br/1ba to 4br/3ba ranged in price from $2100-3k+.

I didn't see anything for $1500 that wasn't a 1bd/1ba <800 sf apt.

yes a house, 1 or 2br 1 ba, plus im not really tripping off the area

I'd prefer most of E/SE san diego(with the exception of a few spots), or anything close

Anything with less than 2BR is going to be a shack or a cottage; only real house you will find is a 2/1. Floor on prices in the worst parts of City Heights is about 1250-1500. In my neighborhood the dumpy ones are about 1750 and the nicer ones 2k++. Look in the El Cerrito / Rolando / La Mesa neighborhoods for the best bang for your buck....

I just found a 2/1 850 sft house in Talmadge renting for $1550. It's even north of Monroe Avenue. So your estimate of $1500 being the absolute floor outside of City Heights seems pretty accurate. It also comports with what I've heard about rents rising faster than the rate of inflation. Equilibrium in the housing market with rental rates rising and selling prices falling is fast approaching. 2008 could be the year that housing prices finally hit bottom. They may not rise for several years, but the bottom is getting close in the areas the started declining first.
