We bought a rental home in Rancho Del Oro last year. We had a property management company that really didn't care about spending our money, and after a recent water leak that cost us close to $1700, we decided to switch PMs to someone who really will call our handyman when non-emergencies occur.

Nevertheless, the new one has suggested buying a home warranty policy. We looked at them last year when we were buying a couple of properties and only bought one (Fidelity) for a condo in OC because we clearly didn't own the entire building. I've never had one on my personal home, although my sister did a decade or so before (in AZ) and kept telling me how wonderful it was that they kept replacing the compressor on her a/c for only the $35 service call.

There are so many mixed reviews on home warranty companies that it really is confusing. The new PM says they're not needed for condos, but she suggests her landlords buy them for single-family homes. What's been your experience in this county?
