It's sandwiched between Redwood Village to the West, El Cerrito to the Northwest, Rolando to the North, La Mesa to the East, and Lemon Grove to the South. It's that tiny space between University Ave, Collage Ave, and Aragorn drive.



Is it an unsafe area? The rent seems a little too good to be true.

That Cul De Sac is not bad, but College Ave is one of the busiest streets in San Diego.
As you start to drive west down University it can get a little dicey.

It's called Rolando Park. I live there. It is mostly single family homes built post WWII - so mid-century modern. It has very little crime, an active Community Council (check out rolandopark.org ) There is an active group of neighbors working to improve the small business district.

A friend of mine works as a school teacher and his family lives down in that area. It is rather old and run down looking as they're mostly cheap post WW2 houses but he says crime in low and because the houses are both small and 60+ years old they're affordable enough.

Thanks... google maps cut Rolando off right above University Ave so I wondered. I'm looking at a single family home - I live alone but want a big yard for my pets.

Random question... What kind of weather can I expect there? Pretty much like La Mesa?

Friends of ours live in that area. The biggest problem they've had is noisy, unruly party houses. But the city of San Diego is starting to crack down on them.

Most common remarks from people who live here as to why they like it is that it is peaceful and quiet. A young couple recently came here from Talmadge and they say Rolando Park is much quieter. I am not aware of a noisy unruly house party problem in Rolando Park. Our boundaries are University Avenue to the north, College Ave to the west, Frwy 94 to the south (actually most of the southern boundary is also College Avenue since it curves around) and La Mesa at 69th Street to the east. We have lots of canyons so some homes have spectacular views. I don't know that there are any views on Jeff Street. Homes vary from immaculate to let go. A lot of the homes were originally 2 bedroom 1 bath but over the years there have been all kinds of remodels. My home had a large master added with an on suite bath and a walk in closet. The lots are generally so large that even with the huge master we still have a generous back yard.
