Default Where would you invest for 450k?

If you had 450k, what city would you invest in SD?

Well, my house cost about that, and even with the dropping prices, you can't get much more house than I already have in a better area, but if I had 450k to spend I would probably be looking at houses in Allied Gardens, San Carlos and La Mesa, or condos in Little Italy or Downtown SD.

If the 450k was cash, I would take out another 250-300k mortgage and get the dream house in Del Cerro, Mount Helix, or Fletcher Hills.

I wish I had 450k cash...I guess the correct wording would be, If prequal'd for 450k.
But for 800k wouldn't you rather get a place near La Jolla? From reports, it's top 3 cities in the Nation.

Nope. 800k won't get you much in La Jolla. I don't want to live crammed into a beach cottage. I don't personally care about being that close to the beach, would rather have a larger lot and house, more privacy, views. The beaches are nice but personally I would only want to live in La Jolla if I had a lot more money to get into a less crowded part of LJ. 800k would get me a large house on an acre on Mt Helix.

I live in Bay Park area. It is a great location. The bay is walking distance. I love it. There are condos very close to where I live that are selling for less than $400K with views of the bay. The building could use a little work, but it is 5 minutes from the beach as well.

Default Oceanside

If you're just planning to invest and don't need to commute downtown, I'd say Oceanside. You can purchase a newer single family home in a nice neighborhood for that price range. You won't have to deal with a "fixer upper" - you can get something turn-key. There are serious bargains in O'side right now.

I don't think 800K would get you anything at all in coastal La Jolla. A crammed beach cottage is over a million because of the view. Maybe that amount can buy a condo with no view. It will get you a decent condo or a small poorly built house in UTC. Despite all the hype about prices plummetting, they simply have gone down from astronomical (500-600 a sq foot) to downright expensive (400-500 a square foot) in the coastal and village areas of La Jolla.

Try Point Loma if you are looking to spend 800K. You might be able to get a view with an older, small property with airplane noise. But the location can't be beat.

450k won't get you anything in Point Loma. And if you read my post above, I already mentioned where I would spend 800k if I had it to spend.
