Living near Montezuma & Collwood would provide easy access to the freeway, and when it came time to sell, there should always be demand because of its proximity to SDSU. That of course is what you are worried about, the noise factor from students living in the condominiums. That's hard for me to gauge. The other downside to that location is that you will have to drive everywhere. To access neighborhood streets for walks, and neighborhood commercial will require walking up the hill on Montezuma until you get to College Avenue. On the plus side, when walking with packages/bags you will be going downhill.

Still, overall should be a decent area to start on the property ladder, as demand in that particular location should never fall off a cliff. If your price point was higher, I would suggest alternatives.
