Default homes in 91913/91914/91915/ bonita91902

we are moving to san diego in june and are looking at buying. Our realtor sent us some listings in the zip codes 91913/91914/91915 and in the bonita 91902 area.

i understand some of the areas have a lot of foreclosures. What would be a good area /zipcode to start with, schools, parks, safety does matter. We are trying to do the ground work before our visit in march and will only have a week to decide. Any help is appreciated.

sorry i have to make this post quick but i'll update it later if you would like.

those zip codes are the hardest hit areas in san diego county in terms of foreclosures and you will definitely get the most for your money if you buy a home within those zip codes for the long term. since the foreclosure rate is so high in those areas, short sales are also high and homes are going for 10 to 20% below market value, which is also lower then 2 years ago.

for example, there are million dollar homes that are going for $600,000 in the eastlake woods area right now but you gotta act fast, that will change at the end of this year when recession fears dwindle. more affordable housing is in the 91913 area, but if you want the most for your money and can afford it, check out the 91914 and 91915 areas. your realtor gave you excellent advice by giving you those zip codes.

do more research online. check out listingssandiego.com and zillow.com for more excellent comps in those areas including othher zip codes. good luck!

thanks for all the info. zillow.com and the school map was evry helpful. we will be looking at 91914/91915. What are the good elementary/middle schools in the area.

Regarding, short sales, I am not very familiar with the concept. An ddoes it look like home prices will start picking up. We are debating between renting and waiting 6 mths or buying right away.

What about the gated communties with pool/play area and such. We have neve rhad a pool and are debating whether to look for houses with/without a pool. I guess, in sna diego you can use the pool year round. All suggestions appreciated
